Golf Course Extension Road vs SPR vs New Gurugram: 2026 Comparison

Contents
Buyers looking at newer Gurugram usually end up comparing three belts: Golf Course Extension Road (GCER), the Southern Peripheral Road (SPR) and New Gurugram, the sector grid along NH-48 and the Dwarka Expressway. All three have plenty of recent launches. They differ a lot in price, how settled they are, how you get to work, and how they cope with the monsoon.
This comparison of Golf Course Extension Road vs SPR vs New Gurugram uses only published consultant reports and news coverage available in October 2026. Where the data is thin or reports disagree, we say so. Nothing here predicts returns.
Where each corridor is
Golf Course Extension Road
GCER carries on south from Golf Course Road, beyond the Sector 55–56 Rapid Metro station, and runs through sectors 56 to 66 before meeting Sohna Road and the SPR. It is the oldest of the three. Many group housing societies here have been occupied for years, alongside newer high-rise launches.
Southern Peripheral Road (SPR)
The SPR is a 16-km road joining GCER, Sohna Road and NH-48 near Kherki Daula. Housing along it falls broadly in sectors such as 69 to 76. Some older plotted and low-rise pockets exist, but much of the current supply comes from large projects in mid-construction or recently delivered.
New Gurugram
Anarock treats New Gurugram as a separate micro-market. It covers roughly sectors 76 to 95 off NH-48, with Dwarka Expressway sectors (99 to 114) next to it on the northern side. Developers started building here earlier than on most of the SPR, so several sectors already have families living in them. Many plots and sector roads are still being developed.
Price bands: what published reports say
No single consultant publishes like-for-like prices for all three corridors. Anarock’s quarterly NCR viewpoint tracks New Gurugram and Dwarka Expressway, but not GCER or the SPR. For those two we have to use figures from other research firms, which measure prices differently. Treat the table as a rough guide to how the corridors rank against each other, not as a quote for any unit.
| Corridor | Published figure | Source and basis |
|---|---|---|
| Golf Course Extension Road | About ₹22,000 per sq ft average apartment price in 2025 | Business Today, December 2025, reported alongside Anarock city data |
| Golf Course Extension Road (high-end segment) | Weighted average up from ₹24,855 to ₹37,899 per sq ft | India Sotheby’s International Realty and CRE Matrix luxury housing report, CY2025 (high-end deals only) |
| Southern Peripheral Road | ₹13,725 rising to about ₹16,249 per sq ft (18.4% year-on-year) | Square Yards SPR report, mid-2026 |
| New Gurugram | ₹13,300 per sq ft average quoted base rate | Anarock NCR Q1 2026 viewpoint, on built-up area |
| Dwarka Expressway (for reference) | ₹14,000 per sq ft (Q1 2026); about ₹14,180 per sq ft (H1 2026) | Anarock Q1 2026 viewpoint; Anarock report cited by Outlook Money, September 2026 |
| Gurugram city average | ₹13,350 per sq ft (H1 2026) | Anarock, cited by Outlook Money |
A few cautions:
- The basis differs. Anarock quotes base selling price on built-up area. Other studies may use super area, transaction prices or listings. A ₹1,000 gap in the table may not be real.
- The mix matters. The luxury report figure for GCER covers only high-value deals. It is far above what a typical resale flat in an older GCER society goes for.
- Reports disagree. PropEquity put the weighted average launch price on Dwarka Expressway at ₹18,668 per sq ft for 2024, well above Anarock’s figure for the same belt. That is a launch-price measure, so it runs higher.
The ranking is still fairly clear. GCER is the most expensive of the three. The SPR sits in the middle. New Gurugram is close to the city average. For links to individual sector pages, see our Golf Course Extension Road guide and New Gurgaon guide.
Worked example: what ₹2.5 crore buys
Divide a ₹2.5 crore budget by each corridor’s published average. This ignores parking, PLC, club charges, GST on under-construction units and stamp duty, so real sizes will be smaller.
- GCER at about ₹22,000 per sq ft: roughly 1,136 sq ft
- SPR at about ₹16,249 per sq ft: roughly 1,539 sq ft
- New Gurugram at about ₹13,300 per sq ft: roughly 1,880 sq ft
So at the same budget, a GCER buyer typically gets a smaller home in a more established area. A New Gurugram buyer gets more space but takes on more uncertainty about when the surrounding infrastructure will be finished.
Maturity and project types
| Factor | Golf Course Extension Road | SPR | New Gurugram |
|---|---|---|---|
| Stage | Most established; many occupied societies | Mixed; large share under construction or newly delivered | Mixed; older occupied sectors plus large new launches |
| Typical stock | Premium and luxury high-rises, some older mid-premium societies | Large 3, 4 and 5 BHK formats; also plotted and low-rise floors in parts | Wider spread, from mid-segment 2–3 BHK to newer premium launches |
| Who builds | Mostly large listed and private developers | Square Yards says about 75% of inventory sits in a handful of large organised projects | Many developers, from large listed names to smaller firms |
| Retail and social infrastructure | Most complete of the three | Growing; relies on GCER and Sohna Road for much of it | Patchy; better in older sectors |
Colliers, in its late-2025 report on emerging NCR micro-markets, described both GCER and the SPR as premium and upper-mid housing markets. It named Sohna as the cheaper option next to them. The same report included a forecast of up to 1.6 times price growth by 2030 for Sohna and GCER. That is a consultant’s projection, not a promise, and nobody should buy on it alone.
Ticket sizes have gone up across Gurugram. Anarock’s Q2 2026 data shows Gurugram made up about 46% of NCR launches that quarter. Its Dwarka Expressway study adds that a large share of new supply there is priced above ₹2.5 crore. If your budget is below that, you will mostly be looking at resale in older New Gurugram or GCER societies, or at smaller projects further out.
Connectivity: roads and metro, with status
Roads
- GCER connects to Golf Course Road, Sohna Road and the SPR. It is the shortest road route of the three to the Golf Course Road and Cyber City office cluster. Peak-hour jams at junctions are common.
- SPR runs from Vatika Chowk to NH-48. The Realty Today report on the Square Yards study says an elevated corridor of about ₹755 crore is planned between Vatika Chowk and NH-48 with a 2027 target, and a six-km stretch from Vatika Chowk to Ghata Chowk is being widened to eight lanes. We could not confirm progress on either from an official source, so check before relying on these dates.
- New Gurugram sits on NH-48 and next to the Dwarka Expressway. Anarock describes the expressway as a 29-km signal-free road from Mahipalpur in Delhi to Kherki Daula, with links to UER-II and the Delhi–Mumbai Expressway. For homes in the northern sectors, this is a real advantage for getting to the airport and west Delhi. See our Dwarka Expressway guide for the adjoining sectors.
Metro
This is where buyers are most often misled, so here is the status as of October 2026:
| Line | Route | Status | Relevance |
|---|---|---|---|
| Rapid Metro | Sikanderpur to Sector 55–56 | Operational | Ends at the start of GCER; nearest working metro for GCER residents |
| GMRL Phase 1 | Millennium City Centre to Sector 9, with a spur towards Sector 101 on Dwarka Expressway | Under construction; about 15% physical progress reported in October 2026; target 2028–29 | Serves the Dwarka Expressway side, not GCER, SPR or most of New Gurugram |
| GMRL Phase 2 priority section | Sector 9 to DLF Cyber City, 13 stations | ₹1,662 crore civil tender floated October 2026; bids due November | Old Gurugram and Udyog Vihar, not these three corridors |
| Sector 56 to Pachgaon | About 36 km along GCER, SPR and New Gurugram towards Manesar, about 28 stations | Proposed; DPR reported ready in 2025; construction start indicated for 2029 at the earliest | The line that would serve all three, but years away |
In short, none of the three corridors has metro service today beyond the Rapid Metro terminus at Sector 55–56. Any project advertised as “metro-connected” on the SPR or in New Gurugram is talking about a line that has not been approved for construction yet.
Rental demand
Published rental data is better for New Gurugram than for GCER or the SPR. Anarock’s Q1 2026 viewpoint gives these figures for a 2 BHK of about 1,000 sq ft:
- New Gurugram: ₹22,000 to ₹35,000 a month
- Dwarka Expressway: ₹25,000 to ₹37,000 a month
Anarock’s September 2026 Dwarka Expressway study says rents there have risen 87% since 2021.
We did not find a published consultant rent series for GCER or the SPR. Being close to the Golf Course Road and Cyber City offices generally helps GCER rents, but we are not quoting a number we cannot source. Ask a few local brokers for recent signed leases, not listing prices.
Worked example: gross rental yield
Take a 1,000 sq ft 2 BHK in New Gurugram at Anarock’s ₹13,300 per sq ft, so ₹1.33 crore. At the midpoint rent of ₹28,500 a month, annual rent is ₹3.42 lakh. Gross yield is about 2.6% before maintenance, property tax, vacancy and brokerage. The same sum on Dwarka Expressway (₹1.40 crore, ₹31,000 a month) comes to about 2.7%. On a larger, higher-priced GCER unit the yield is likely to be similar or lower, because rents in Gurugram have not kept pace with capital values. Do not buy in any of these belts expecting rent to cover your EMI.
Civic issues: water, drainage and waterlogging
Every buyer should look closely at this. All three corridors sit in the southern and western parts of Gurugram, where rainwater runoff flows into a limited network of drains.
- Waterlogging on and around the SPR. In July 2024, The Tribune reported heavy waterlogging that blocked traffic on Golf Course Road, GCER and Sohna Road around the SPR, and traffic police blamed poor drainage. In May 2025, a pre-monsoon downpour flooded more than 100 locations across the city, damaged a stretch of the SPR and submerged Vatika Road in New Gurugram.
- Drainage works. GMDA began a 5.2-km concrete drain (Leg-4) along the SPR from Vatika Chowk to NH-48 in 2023 at about ₹105 crore. It was due by October 2024, and a 2026 report gave June 2026 for a master storm drain on the same alignment. We could not confirm whether it has been fully commissioned or how it performed in the 2026 monsoon.
- Water supply. We could not find a current official sector-wise status for piped canal water in these sectors. Before buying, ask the residents’ association whether the society has a permanent GMDA connection, and how much it spent on tankers last summer.
- Roads inside sectors. Anarock’s own Dwarka Expressway study warns that sector roads and social infrastructure in some areas still need to catch up. The same applies to parts of New Gurugram and the SPR belt.
Side-by-side summary
| Question | GCER | SPR | New Gurugram |
|---|---|---|---|
| Relative price | Highest | Middle | Near city average |
| Maturity | Most settled | Still forming | Uneven by sector |
| Office commute | Shortest to Golf Course Road and Cyber City | Moderate; depends on SPR and GCER junctions | Better towards the airport and Delhi via Dwarka Expressway and NH-48 |
| Metro today | Rapid Metro at Sector 55–56 | None | None; Phase 1 spur nearby on the Dwarka Expressway side |
| Main civic risk | Junction congestion, monsoon waterlogging | Waterlogging and road damage in heavy rain | Incomplete sector roads, water supply in some sectors |
How to decide
- Start with the commute. If you work around Golf Course Road or Cyber City, GCER’s location is worth a premium. If you fly often or work in west Delhi, New Gurugram near the Dwarka Expressway may suit you better.
- Decide how much you are willing to wait. Ready societies on GCER cost more but come with less uncertainty. Under-construction homes on the SPR and in New Gurugram depend on both the developer and civic works being delivered on time.
- Check HRERA. Look up the project on the Haryana RERA Gurugram portal for registration, the promised completion date, quarterly progress and any complaints.
- Visit after rain. Go to the site and the approach road during or just after a heavy shower. That tells you more than any brochure.
- Price check with two sources. Compare the quote with a consultant report and with recent registered deals in the same sector, not with nearby asking prices.
To compare current listings across these sectors, browse projects on ADiHomes and filter by locality.
Frequently asked questions
Which is cheaper, Golf Course Extension Road or SPR?
Published figures put the SPR lower. Square Yards gave an SPR average of about ₹16,249 per sq ft in mid-2026, while Business Today reported about ₹22,000 per sq ft for GCER apartments in 2025. The two studies use different methods, so treat the gap as indicative.
What is the average property price in New Gurugram?
Anarock's NCR Q1 2026 viewpoint puts the average quoted base rate in New Gurugram at ₹13,300 per sq ft on built-up area. That is close to Anarock's Gurugram city average of ₹13,350 per sq ft for H1 2026.
Is there a metro on Golf Course Extension Road or SPR?
Not yet. The nearest working station is the Rapid Metro terminus at Sector 55–56, at the start of GCER. A Sector 56 to Pachgaon line along these corridors is only proposed, with construction indicated for 2029 at the earliest.
Does Gurugram Metro Phase 1 serve New Gurugram?
Phase 1 runs from Millennium City Centre to Sector 9, with a spur towards Sector 101 on Dwarka Expressway. It does not run through the sector 76–95 belt. It was reported at about 15% physical progress in October 2026.
What rent can a 2 BHK fetch in New Gurugram?
Anarock's Q1 2026 data gives ₹22,000 to ₹35,000 a month for a 2 BHK of about 1,000 sq ft in New Gurugram. Actual rent depends on the society, furnishing and floor.
Does the SPR flood during the monsoon?
Yes, it has been affected in recent years. The Tribune reported heavy waterlogging around the SPR in July 2024 and road damage on the SPR after heavy rain in May 2025. GMDA has been building a storm drain along the road, but we could not confirm it is fully working.
