Stamp Duty for Women: Savings When Buying in Her Name Across NCR

Contents
Registering a flat in a woman’s name is one of the few legal ways to cut the upfront cost of buying a home in NCR. The size of the saving depends on the state your property falls in. In Delhi and Haryana it can run to lakhs of rupees. In Uttar Pradesh it is smaller and stops at a price ceiling.
This guide compares the rules for Delhi, Gurugram, Faridabad, Noida and Ghaziabad as of 20 October 2026. It also covers joint ownership, home loan pricing and tax. State governments change these concessions often, so treat the figures as a planning guide and confirm them with the sub-registrar or the state’s official portal before you sign.
Stamp duty for women at a glance
Stamp duty is charged on the higher of the agreement value and the circle rate. The registration fee is separate. The table below shows the commonly reported urban rates for sale deeds in the three jurisdictions.
| Jurisdiction | Man (sole) | Woman (sole) | Man + woman jointly | Registration fee |
|---|---|---|---|---|
| Delhi | 6% | 4% | 5% | 1% plus ₹100 pasting charge |
| Haryana (Gurugram, Faridabad; urban) | 7% | 5% | 6% | Slab-based, up to ₹50,000 |
| Uttar Pradesh (Noida, Ghaziabad) | 7% | 6% on property up to ₹1 crore | 6.5% (as reported by some guides; confirm) | 1% |
The gap in Delhi and Haryana is two percentage points. In UP it is one point, and only up to a price limit.
Delhi: 4% for women, 6% for men
Delhi charges 6% stamp duty to male buyers and 4% to female buyers. The concession applies across the city. Duty is calculated on the higher of the property value or the applicable circle rate.
Some areas follow different slabs. One guide lists 3% for all buyers in Delhi Cantonment Board areas. Another shows lower, separate rates for the NDMC area. If your property is in New Delhi’s lutyens-side or cantonment pockets, check the exact rate for your address before budgeting. The New Delhi guide is a starting point for exploring areas.
One trap to avoid: you cannot buy in the husband’s name and cheaply gift the flat to the wife later. Delhi charges gift deeds at the same gender-based rates as a sale. A woman donee pays 4% and a man 6%, plus 1% registration. Delhi has no concessional rate for gifts to relatives. So a later transfer costs you the stamp duty all over again.
Haryana: Gurugram and Faridabad
Haryana gives women a two-point discount. In urban areas, stamp duty is 7% for men, 5% for women and 6% for joint ownership in cities such as Gurugram and Faridabad. Outside municipal limits the rates are 5%, 3% and 4%. One guide cites Haryana’s official stamp duty document as showing 7% in urban areas, including 2% municipality duty, and a 2% exemption for women.
Not every source agrees on the headline numbers. One lender guide lists 8% urban and 6% rural for men, and 6% urban and 4% rural for women. That is one point higher than the figures above. The majority of 2026 guides use 7/5/6. Ask your sub-registrar or the builder’s legal team to confirm the current urban rate for your sector, particularly for new sectors on the city’s edge.
The registration fee works differently from Delhi and UP. It is slab-based and can reach ₹50,000 for properties above ₹90 lakh. For a high-value home that cap makes the fee a small part of the total.
Buyers comparing sectors can browse the new projects in Gurugram and filter by budget. Within the city, whether a plot falls inside municipal limits can decide whether you pay the urban or the rural rate. Check this for every address.
Uttar Pradesh: Noida and Ghaziabad
UP’s base rate is the highest of the three: 7% for men, plus a flat 1% registration fee. The women’s concession is narrower than in Delhi or Haryana, and it was widened only recently.
In July 2025 the UP Cabinet approved a one per cent stamp duty discount on property up to ₹1 crore bought in a woman’s name. The earlier relief covered only property up to ₹10 lakh, with a maximum discount of ₹10,000. Some guides still show the old flat ₹10,000 rebate, so check which version your registry office is applying.
The ceiling matters. One calculator states that the concession applies only if the value is ₹1 crore or less, and a ₹1.01 crore purchase pays the full rate. Reports on the maximum saving put it at about ₹1 lakh. For many flats on the Noida Expressway or in Greater Noida West, the price will sit near that line, so the final agreement value can decide whether you get the concession. Another reason to watch the circle rate, since duty is charged on whichever is higher.
Some guides also mention an additional local surcharge in municipal areas. We could not confirm it from an official source, so use the IGRS UP calculator for the exact figure. For local context, see the Ghaziabad guide and the new projects in Noida.
What it means for a ₹1 crore flat
The figures below are our own arithmetic using the rates above. They assume the agreement value is above the circle rate and use the Haryana fee cap of ₹50,000. They exclude GST, brokerage and any local surcharges.
| ₹1 crore flat | Man (sole) | Woman (sole) | Man + woman |
|---|---|---|---|
| Delhi: stamp duty | ₹6,00,000 | ₹4,00,000 | ₹5,00,000 |
| Delhi: registration (1%) | ₹1,00,000 | ₹1,00,000 | ₹1,00,000 |
| Delhi: total | ₹7,00,000 | ₹5,00,000 | ₹6,00,000 |
| Haryana: stamp duty | ₹7,00,000 | ₹5,00,000 | ₹6,00,000 |
| Haryana: registration (capped) | ₹50,000 | ₹50,000 | ₹50,000 |
| Haryana: total | ₹7,50,000 | ₹5,50,000 | ₹6,50,000 |
| UP: stamp duty | ₹7,00,000 | ₹6,00,000 | ₹6,50,000* |
| UP: registration (1%) | ₹1,00,000 | ₹1,00,000 | ₹1,00,000 |
| UP: total | ₹8,00,000 | ₹7,00,000 | ₹7,50,000* |
*The UP joint rate is reported by several guides but is less consistently documented. Confirm it before relying on it.
Now take a ₹1.5 crore flat and look at stamp duty only:
- Delhi: ₹9,00,000 for a man, ₹6,00,000 for a woman. Saving: ₹3,00,000.
- Haryana: ₹10,50,000 for a man, ₹7,50,000 for a woman. Saving: ₹3,00,000.
- UP: ₹10,50,000 for a man. A woman also pays the full 7% (₹10,50,000), because the concession stops at ₹1 crore. Saving: nil.
Stamp duty and registration are paid from your own funds and are not part of the loan, so the saving also reduces the cash you need on day one.
Joint ownership: what changes
Most buyers in NCR are couples, so the joint rates matter. Delhi and Haryana both use a middle rate when a man and a woman buy together. That rate is 5% in Delhi and 6% in Haryana. So a joint deed saves one point against a man buying alone, and a sole woman owner saves two.
The pattern in other states is similar. One comparison warns that, in most states, the full women’s concession needs sole female ownership, and a male co-owner brings a blended or full male rate. Haryana’s rate for two women buying together is reported as 5%, and for two men as 7%.
A few practical points on joint deeds:
- Name order and shares. Write the ownership shares into the deed. They affect tax claims, inheritance and any future sale.
- Shared liability. A joint loan makes each borrower fully responsible for the whole loan, not just a half.
- Sole ownership is a real transfer. If the flat is only in the wife’s name, the husband has no legal title. Discuss this openly, especially if he is paying the EMI or the down payment.
Home loan effects
Lenders often cut the interest rate slightly for women. The cut is small. A comparison of lenders says banks usually offer a 0.05% to 0.10% concession, and larger cuts are rare. SBI’s concession is 0.05%, subject to the applicable minimum benchmark rate.
The lender may also check how the property is titled. SBI’s Her Ghar scheme was reported to need the woman to be the sole or first applicant and the sole or first owner of the property. Another guide says she must have a direct legal stake in the property, not just sign as a guarantor. SBI has also reportedly folded these features into its regular home loan range. Ask each lender for its current terms in writing.
Here is an illustrative comparison. Take an ₹80 lakh loan over 20 years at 8.50% and at 8.45%. These are example rates, not a quote. At 8.50% the EMI works out to about ₹69,400. At 8.45% it is about ₹69,200. That is roughly ₹250 a month, or about ₹60,000 over the full term. The stamp duty saving on a ₹1 crore flat in Delhi or Haryana is ₹2,00,000, which is more than three times that.
So choose the ownership structure for the stamp duty and ownership reasons first. Treat the rate cut as a small extra. Your credit profile, the loan amount and the lender’s spread will move your rate far more.
Tax effects of making a woman the first owner
Joint loan deductions. Under the old tax regime, each person who is both a co-owner and a co-borrower can claim up to ₹2 lakh of interest and ₹1.5 lakh of principal repayment each, provided they are also co-owners of the property.
For example, suppose a couple takes the ₹80 lakh loan above jointly. Year-one interest is roughly ₹6.7 lakh. If each repays half from their own income, each can claim the ₹2 lakh interest cap, for ₹4 lakh in total instead of ₹2 lakh for a sole borrower. For a taxpayer in the 30% slab, the extra ₹2 lakh deduction is worth about ₹60,000 a year, before cess. That is our illustration, not a tax opinion.
Three limits apply:
- The new tax regime. It does not allow either deduction for a self-occupied home, whether the loan is joint or individual. The benefit only exists if you file under the old regime.
- Income and repayment. Deductions generally follow each co-owner’s ownership share and contribution to repayment. If the woman has no taxable income, a deduction in her name saves nothing.
- Section numbers. The Income-tax Act, 2025 took effect on 1 April 2026 and renumbered many provisions. Most guides still use the old section numbers. Confirm the current references with a chartered accountant.
Clubbing of income. If a husband funds the purchase and the property earns income, the tax department may tax that income in his hands. Its FAQ says that when a spouse transfers an asset without adequate consideration, income from a house property transferred in this way also attracts clubbing, under section 27. A gift of money to a wife is not taxed. But income earned on those gifts is not exempt. If you plan to rent the flat out, speak to a tax adviser before choosing whose name goes on the deed.
A short checklist before you register
- Confirm which state and which municipal or rural jurisdiction your exact address falls in.
- Check the circle rate, because duty is charged on the higher of that and your agreement value.
- In UP, keep an eye on the ₹1 crore line.
- Decide between sole and joint ownership with your family, not only on cost.
- Ask the lender whether the rate concession depends on the woman being the first applicant and first owner.
- If a husband is funding the purchase, get tax advice on clubbing.
- Get the current stamp duty figure in writing from the registrar’s office or the official calculator.
To compare prices across cities, use the all projects page and filter by city and budget. Then run the stamp duty maths for each shortlisted home, because a small difference in price can change the rate you pay.
Frequently asked questions
How much stamp duty do women pay in Delhi?
Women pay 4% stamp duty in Delhi, compared with 6% for men and 5% for a joint male-female purchase. The 1% registration fee is the same for everyone, and the NDMC and cantonment areas have separate rates.
What is the stamp duty for women in Gurugram and Faridabad?
In urban Haryana, most 2026 guides list 5% for women, 7% for men and 6% for joint male-female ownership. Outside municipal limits the rates are 3%, 5% and 4%. One lender guide shows figures one point higher, so confirm the rate for your sector.
Do women get a stamp duty discount in Noida and Ghaziabad?
Yes. UP gives women a 1% discount on property up to ₹1 crore, so the effective rate is 6% instead of 7%. Reports say the concession does not apply above ₹1 crore.
Is the discount available if my husband and I buy jointly?
You get a smaller benefit. Delhi charges 5% on a joint male-female purchase and Haryana 6%, against 4% and 5% for a sole woman owner. For UP, some guides list 6.5% for joint ownership, but you should confirm that with the registrar.
Do banks give cheaper home loans to women?
Many lenders offer a small cut, usually 0.05% to 0.10%. SBI's concession is 0.05%. Some lenders link it to the woman being the first applicant or an owner of the property.
Can both spouses claim home loan tax deductions?
Under the old tax regime, each person who is both a co-owner and a co-borrower can claim up to ₹2 lakh of interest and ₹1.5 lakh of principal on a self-occupied home. These deductions are not available for a self-occupied home under the new regime.
Can I buy in my husband's name and gift the flat to my wife later?
In Delhi you would pay stamp duty again, because gift deeds are charged at 4% for a woman and 6% for a man, with no relative concession. Check the rules in your state before planning a later transfer.
