Stamp Duty & Registration Charges in Noida, Greater Noida 2026
Updated October 18, 2026

Stamp duty and the registration fee are usually the biggest one-time government charges when you buy a home in Gautam Buddha Nagar. They are also easy to misjudge, because they are calculated on a government-set value, not always on the price you negotiated.
A note on sources: the rates below are the ones consistently reported by lenders and property publishers in 2026. We could not open the official notifications while preparing this article. Treat the figures as a planning guide, and confirm the final number on the UP Stamp and Registration Department portal (igrsup.gov.in) or with your Sub-Registrar Office (SRO) before you pay.
Current rates for a sale deed
For a sale deed in Uttar Pradesh, stamp duty is 7% for a male buyer, 6% for a sole female buyer and 6.5% for joint male-female ownership. Joint female-female ownership is reported at 6%, and joint male-male at 7%. The registration fee is a flat 1% for every buyer category. These rates are the same for flats and residential plots. They apply across the state, so there is no separate Noida rate.
| Buyer type | Stamp duty | Registration fee | Combined |
|---|---|---|---|
| Male (sole or male-male joint) | 7% | 1% | 8% |
| Joint, male and female | 6.5% | 1% | 7.5% |
| Female (sole or female-female joint) | 6% | 1% | 7% |
Joint-ownership treatment is the part sources describe most loosely. Ask the SRO how your exact combination of names will be treated before you finalise the deed.
What the percentage is charged on
Stamp duty is calculated on the transaction value or the applicable circle rate, whichever is higher. If you agree a low price with the seller, you still pay on the circle-rate value. If you pay more than the circle rate, you pay on what you paid. The registration fee is worked out on the same base.
The concession for women buyers
On 22 July 2025, the UP Cabinet approved a 1% stamp duty relief for women on properties valued up to ₹1 crore. Before this, the benefit covered only properties up to ₹10 lakh, with a rebate of ₹10,000. With the new limit, the saving can reach ₹1 lakh.
Three things to keep in mind:
- The 6% figure for women is the 7% rate after this 1% concession. It is not a second discount on top of 6%.
- One source says the concession applies only to residential property. Treat a shop or office as not eligible unless the SRO tells you otherwise.
- One calculator site states that above ₹1 crore women also pay 7%. Several explainers also point out that the cap is restrictive in Noida, where many flats cost more. We could not confirm from an official text how a property just above the limit is treated, so ask before you rely on a partial benefit.
Some 2026 pages still describe the old ₹10 lakh limit. If you see that figure, check its date. For example, one page still says the concession covers only the first ₹10 lakh.
Circle rates: what they are and where they stand
The circle rate is the minimum per-square-metre value the district administration notifies for an area. It varies by locality, road width and property type. The department’s own document says circle rates and an online stamp duty calculator are available online.
The Noida and Greater Noida picture is unsettled. This is what the reports say:
- In March 2025, the Gautam Buddh Nagar administration issued a draft notification that would raise circle rates by 20% to 70% across the district.
- One property site lists the Noida residential-land rates as coming from an 8 August 2019 notification. Another site says the 2019 rates are still followed, and that the 2025 revisions have not been confirmed for implementation.
- Greater Noida reportedly approved a 3.58% revision on 3 May 2026. Sources disagree on what it covers. One describes it as a revision of the Authority’s allotment rates, separate from the circle-rate proposal. Do not assume it changed the value your deed is checked against.
- A larger proposed increase of around 20% for Noida and up to 25% for Greater Noida and Noida West is described as a proposal, not a uniformly notified rate.
For orientation only, the 2019 Noida list for residential land runs from ₹40,000 to ₹1,19,050 per square metre, depending on the sector and road width. Your sector, property type and the date of registration decide the actual number. Look up your own sector on the portal’s circle-rate and calculator tools before you budget.
If you are comparing areas, our guides to Greater Noida West, Central Noida and the Noida Expressway cover each micro-market in more detail. Whichever you pick, run the registration cost for that exact address.
Worked examples
These use the rates above and a flat 1% registration fee. The circle-rate values are made up for illustration. They are not real figures for any sector.
| Scenario | Value used | Male buyer | Sole woman buyer |
|---|---|---|---|
| Flat: agreed price ₹80 lakh, circle-rate value ₹70 lakh | ₹80 lakh (higher) | Duty ₹5,60,000 + fee ₹80,000 = ₹6,40,000 | Duty ₹4,80,000 + fee ₹80,000 = ₹5,60,000 |
| Flat: agreed price ₹60 lakh, circle-rate value ₹72 lakh | ₹72 lakh (higher) | Duty ₹5,04,000 + fee ₹72,000 = ₹5,76,000 | Duty ₹4,32,000 + fee ₹72,000 = ₹5,04,000 |
| Plot: 150 sq m at an assumed ₹40,000 per sq m (₹60 lakh); agreed price ₹55 lakh | ₹60 lakh (higher) | Duty ₹4,20,000 + fee ₹60,000 = ₹4,80,000 | Duty ₹3,60,000 + fee ₹60,000 = ₹4,20,000 |
For the first flat, a joint male-female deed at 6.5% would cost ₹5,20,000 in duty plus ₹80,000 in fee, which is ₹6,00,000 in total.
In the second example the seller’s price is below the circle-rate value, so the duty is worked out on the circle-rate value anyway. Registering at a lower value does not reduce what you pay.
A cost that may be extra: the 2% question
One calculator site says properties in municipal-corporation areas such as Noida carry an extra 2% surcharge on the stamp duty amount. Most other explainers show the total as simply 8% for men and 7% for women. We could not verify the surcharge from an official source, and we could not confirm that it applies to Noida or Greater Noida. The portal’s calculator should show whether any add-on applies to your document. Do not budget on the basis of either claim alone.
A similar caution applies to the registration fee. One page mentions a cap of ₹30,000. The others describe a flat 1% with no cap, and the examples above use that. Ask the SRO whether a cap applies to your deed.
How to pay: e-stamp and online fees
IGRSUP (igrsup.gov.in) is the official portal of the UP Stamp and Registration Department. A typical online route looks like this:
- Log in and enter the presenter’s name and mobile number.
- Enter the property details, valuation and property type so the portal can calculate the duty and fee.
- Upload the documents and pay through the payment gateway.
- Print the details and visit your SRO with the originals. The SRO then evaluates the application and updates the online record.
On payment, you get an e-stamp certificate. It carries details such as the payer’s name, a government receipt number, the date and time of payment, and a certificate serial number. The portal also lets you verify an e-stamp. Do this check before the registration appointment, particularly if a broker or document writer arranged the stamp for you.
Payments above ₹20,000 reportedly have to be made by net banking, UPI or card, according to one guide. A refund of up to 98% is reported to be possible if the sale deed is not executed. That second point is also from a secondary source, so confirm the conditions and time limits on the portal.
Family transfers
Transfers between blood relatives are reported to attract a flat ₹5,000 stamp duty plus a ₹1,000 processing fee. This is not a sale deed, so the rates above do not apply to it. Check the exact eligibility rules before you plan a gift or partition deed.
Before you budget
- Find your sector’s circle-rate value for your property type, and compare it to your agreed price.
- Use the portal calculator for the final figure. It should reflect any surcharge or cap that applies.
- Decide on ownership early. The names on the deed change the rate.
- Keep a buffer. Circle rates in the district may change, and reports on the status of the 2025 proposal conflict.
- Ask the SRO to confirm anything that comes from a blog, including this one.
If you are still shortlisting, you can search all properties on ADiHomes and run the registration cost for each shortlisted address before you commit.
