Greater Noida vs Greater Noida West: Key Differences

Greater Noida vs Greater Noida West: Key Differences
Contents

Many buyers in Delhi NCR treat these two names as one market. They are not. Both sit under the same development authority, but daily life, transport and paperwork risk can differ a lot between them.

This guide compares Greater Noida vs Greater Noida West on prices, metro access, registry status and buying costs. All figures were checked in October 2026. Where the facts are still moving, we say so.

What the two names mean

Greater Noida West is also called Noida Extension. It falls under the Greater Noida Authority, so it is not part of Noida proper. That is a common mix-up.

In this article, “Greater Noida” means the older, planned sectors such as Alpha, Beta, Gamma and Delta. These are known for planned layouts and wide roads. “Greater Noida West” means the dense belt of high-rise societies. It has the largest number of gated societies and high-rise projects in the area.

The dense belt is big. One report counted 197 builder projects in Greater Noida West, of which 88 were completed. Population estimates vary widely. One report mentions nearly three lakh residents, while another says more than half a million. Treat both as rough.

Greater Noida vs Greater Noida West at a glance

Factor Greater Noida (planned sectors) Greater Noida West
Built form Planned sectors with wide roads Dense belt of gated high-rise societies
Metro today Aqua Line runs from Noida Sector 51 to Depot Station in Greater Noida; Greater Noida stops include Pari Chowk, Alpha-1 and Delta-1 No operating station yet; extension proposed
Price signal City-wide average about ₹8,500 per sq ft (Square Yards, Oct 2026) About ₹8,750 per sq ft (Square Yards)
Registry risk Depends on the property and builder dues Widely reported backlog in several societies
Stamp duty and registration Same in both, under Uttar Pradesh rates

Prices: closer than you might expect

Many assume the planned sectors are far cheaper or far costlier. The published averages say otherwise, but they have limits.

  • Square Yards puts Greater Noida West at ₹8,750 per sq ft.
  • 99acres shows ₹8,650 per sq ft.
  • MagicBricks reports roughly ₹8,709 per sq ft for Q2 2026.
  • ANAROCK’s Q1 2026 report put average quoted base prices at about ₹10,000 per sq ft. Quoted base prices are not the same as resale asking rates.

The Greater Noida figure is only a rough guide. Square Yards lists Greater Noida West as a sub-market of its Greater Noida page, so the city average probably blends the two areas. Its Greater Noida average is ₹8,500 per sq ft.

For the established sectors, one local broker’s indicative range for a 2 BHK is ₹3,500 to ₹6,500 per sq ft in Alpha, Beta and Gamma. The same source gives ₹5,500 to ₹8,500 for standard societies in Greater Noida West. This is a broker estimate, not an official rate. Ask for recent sale deeds in the exact sector.

Prices inside Greater Noida West also vary a lot. 99acres shows flats from ₹7,550 to ₹10,700 per sq ft. Age, society quality and possession status drive the gap.

What a budget buys

Take a ₹90 lakh budget:

  • At ₹8,750 per sq ft, you get about 1,028 sq ft.
  • At ₹10,000 per sq ft, you get 900 sq ft.

This is saleable area, so carpet area will be smaller. Always compare carpet area and the full cost sheet, including parking, club and maintenance deposits.

Metro and connectivity

Greater Noida: metro is already here

The Aqua Line is a 21-station elevated line from Sector 51 in Noida to Depot in Greater Noida. The Greater Noida stops are Knowledge Park-II, Pari Chowk, Alpha-1, Delta-1, GNIDA Office and Depot Station.

The trip between Sector 51 and Pari Chowk takes about 37 minutes on a regular train. The line connects to the Delhi Metro Blue Line through a walkway to Sector 52. If you work in Noida, a home near these stations can cut your road commute.

Greater Noida West: metro is proposed, not built

The proposed extension runs from Noida Sector 61 to Sector 4 (Kisan Chowk) in Greater Noida West. The stations would be Sector 61, 70, 122, 123 and Greater Noida Sector 4. Sector 61 is planned as an interchange with the Delhi Metro Blue Line.

Here is what the reports say about its status:

  • The Railway Board’s NOC was reported on 16 June 2026.
  • The Public Investment Board approved the project on 22 July 2026.
  • Reports differ on the details. One puts it at 7.5 km and about ₹1,000 crore, with a build time of around two years. Another says 8.4 km and about ₹2,000 crore.

Treat the completion date as unconfirmed until NMRC announces a construction schedule. Do not pay a premium today for a station that does not exist yet.

The airport

Commercial flights began at Noida International Airport in Jewar on 15 June 2026. Jewar is a separate location from both areas, and how it affects local prices is uncertain. Check the real travel time by road.

Registry status: the biggest difference

The registry (sale deed registration) is what makes you the legal owner. Without it, flats cannot be sold, mortgaged or inherited.

The problem arises when a builder has unpaid land dues to the authority. Until those dues are settled, the authority may not allow flats to be registered, even where families have moved in.

The scale is large in Greater Noida West:

  • In February 2026, a news report said over 50,000 flat registrations were stalled across 88 completed societies.
  • In October 2026, the Allahabad High Court questioned the situation in the Ajnara Homes case, where buyers could not register because of the developer’s dues. The case is ongoing, so check for updates.
  • Homebuyer groups estimate around 75,000 unregistered flats across Noida and Greater Noida. This is a group estimate, not an official figure.

A state relief package exists for stalled projects. Under it, a builder must pay 25% of outstanding land dues before registry can begin. Progress has been uneven. The problem is not limited to Greater Noida West, so check every property, whichever area you choose.

How to check before paying

  • Ask whether flats in that society are being registered now. Ask to see a recent registered sale deed from the same tower.
  • Ask for the occupancy certificate and the status of the builder’s dues with the authority.
  • Check the project on the UP RERA portal.
  • On resale, do not rely on a power of attorney or an agreement to sell. Resale flats also attract GNIDA transfer charges.

Buying costs: same rules, different numbers

Stamp duty rates are uniform across Uttar Pradesh. Men pay 7% stamp duty and women 6%, plus a 1% registration fee. Charges apply to the higher of the circle rate or your sale value.

The woman’s rate applies only up to a limit. The 1% lower rate applies to property worth up to ₹1 crore, after the UP Cabinet raised the limit in July 2025. Joint ownership by a man and a woman is 6.5% in many cases, though some sources differ, so confirm at the sub-registrar’s office.

One more timing change matters. Buyers of new flats pay stamp duty at booking, not possession, for new bookings from April 2025.

Example Buyer Stamp duty Registration (1%) Total
900 sq ft at ₹8,000 = ₹72 lakh Man 7% = ₹5.04 lakh ₹0.72 lakh ₹5.76 lakh
900 sq ft at ₹8,000 = ₹72 lakh Woman 6% = ₹4.32 lakh ₹0.72 lakh ₹5.04 lakh
1,200 sq ft at ₹8,750 = ₹1.05 crore Man 7% = ₹7.35 lakh ₹1.05 lakh ₹8.40 lakh
1,200 sq ft at ₹8,750 = ₹1.05 crore Woman 7% (above ₹1 crore) = ₹7.35 lakh ₹1.05 lakh ₹8.40 lakh

These are simple estimates on the sale value. If the circle rate is higher, the charges rise accordingly. Some websites mention an extra surcharge on stamp duty in municipal areas, but other sources do not, so confirm the final amount with the registrar or your lawyer.

Daily living: what to expect

Greater Noida (planned sectors): Layouts are more spread out. The metro is an option in parts. Choices tend to be older ready flats, builder floors and plots, with fewer new towers.

Greater Noida West: You get modern societies with clubs, many options and a younger neighbourhood feel. The trade-off is density. Residents have reported utility problems in some societies. Users said water, electricity and incomplete infrastructure issues are common in Noida and Greater Noida societies, even when residents pay regular maintenance. Reports like this are anecdotal, so speak to current residents before you buy.

Who each area suits

You are… Likely better fit
A commuter to Noida who wants metro access Greater Noida, near Aqua Line stations
Looking for a plot, builder floor or older ready flat Greater Noida planned sectors
A family wanting a society with a club and many options Greater Noida West
Comfortable using a car or shuttle until a metro arrives Greater Noida West
Needing a clean, registered title from day one Either, after verifying the specific project

A simple checklist

  1. Fix your commute first. Test the route at office hours.
  2. Shortlist two or three projects, not areas.
  3. Verify RERA, occupancy certificate and registry status for each.
  4. Get a written cost sheet and add stamp duty, registry and transfer charges.
  5. Visit at different times to check water pressure, traffic and noise.

The bottom line

Greater Noida offers an existing metro and planned layouts. Greater Noida West offers newer high-rise societies and more choice, but a proposed metro and a visible registry backlog. Prices overlap more than most people expect. The deciding factors are usually the commute and the clarity of the title.

Frequently asked questions

Is Greater Noida West the same as Noida Extension?

Yes, both names refer to the same area. It is governed by the Greater Noida Authority, not the Noida Authority.

Is there a metro in Greater Noida West?

Not yet. The Aqua Line currently ends at Depot Station in Greater Noida. An extension from Noida Sector 61 to Greater Noida West Sector 4 was reportedly cleared by the Public Investment Board on 22 July 2026, but a completion date is not confirmed.

What is the average flat price in Greater Noida West in 2026?

Portals show roughly ₹8,650 to ₹8,750 per sq ft for asking rates, and ANAROCK reported about ₹10,000 per sq ft for quoted base prices in Q1 2026. Individual societies vary widely.

Why are flat registries stuck in Greater Noida West?

In some projects the builder owes land dues to the authority, and registry is held up until these are settled or a relief-package payment is made. A February 2026 report said over 50,000 registrations were stalled, though figures change.

What are the stamp duty and registration charges in Greater Noida and Greater Noida West?

They are the same: 7% stamp duty for men, 6% for women on property up to ₹1 crore, and a 1% registration fee. Charges are on the higher of the circle rate or sale value.

Do women get lower stamp duty on a flat above ₹1 crore?

No. According to current reports, the 1% concession for women applies only to property worth up to ₹1 crore, so a woman buyer pays the full 7% above that.

Which is better for first-time buyers, Greater Noida or Greater Noida West?

It depends on your commute and budget. Greater Noida suits those who want existing metro access, while Greater Noida West offers more modern society options, provided you verify the project's registry and RERA status first.
