The land win
On 1 July 2026 Godrej Properties told the stock exchanges that it was the highest bidder for a 4.95-acre (about 20,050 sq m) residential plot in Sector 151, Noida, auctioned by the Noida Authority. The bid was about Rs 331.75 crore. The company plans a group housing project on the site and estimates revenue potential of more than Rs 2,000 crore on current assumptions. The authority still had to issue the formal allotment letter.
The win came weeks after Godrej won a much larger 23.2-acre residential parcel in the Greater Noida (DMIC) township through an e-auction, a site it said could generate more than Rs 7,000 crore of sales.
Why Sector 151 matters
- Sector 151 sits on the Noida-Greater Noida Expressway, between the established Sectors 150 and 152 and the Pari Chowk end of Greater Noida.
- It is on the route to Noida International Airport, Jewar, which started commercial flights in June 2026.
- Godrej already has a large presence next door in Sector 150, with projects such as Godrej Nurture, Godrej Nest and Godrej Palm Retreat.
Sector 150-151 has become one of Noida’s most sought-after luxury pockets because of its low-density planning and large green areas. Projects launched here in 2025-26 have been priced well above older Expressway societies.
What it means for buyers
A housing project on this plot is unlikely before 2027: the developer needs the allotment, lease deed, building plan approval and UP RERA registration first. Nobody can legally take bookings before RERA registration, so any “pre-launch” or expression-of-interest offer for a Godrej Sector 151 project before that is a red flag.
For owners in nearby completed societies, more branded supply in the area usually supports resale values, but it also adds competition for tenants and resale buyers.
What to check later
- The UP RERA registration number (starting UPRERAPRJ) and the completion date declared for the tower you are offered.
- The lease terms and payment schedule with the Noida Authority; unpaid land premium was the main cause of the registry crisis in older Noida projects.
- Price per square foot on carpet area compared with Godrej’s own Sector 150 projects.
- Density (units per acre) – a small 4.95-acre plot with high towers will feel very different from Sector 150’s larger campuses.
