Sector 103 locality guide

Where Sector 103 is and how it is laid out

Sector 103 is a residential sector in Gurugram, Haryana, on the Dwarka Expressway. The expressway's Gurugram package runs from the Delhi–Haryana border through Sectors 102 to 113, and Sector 103 is one of them. Portals describe it as one of the first sectors you reach after crossing from Delhi. Neighbouring sectors include 102, 104, 105 and 106, plus Palam Vihar.

The sector is mostly high-rise apartments, with some builder floors and independent homes. It also has some mixed-use land. Revenue records and RERA listings place projects on the land of Dhanwapur and Daulatabad villages. One portal says about half the sector is developed, but that page is old, so check the ground position yourself.

On ADiHomes as of October 2026, there are 12 live projects here. The median asking price is ₹7,101 per sq ft, based on 10 properties. By status, 1 is a new launch, 9 are ready to move and 2 are under construction. Examples include Ansal Highland Park, Whiteland Urban Resort and Spire Woods.

Connectivity

Roads

The Dwarka Expressway is the main link. The 19 km Haryana section was inaugurated on 11 March 2024. The 10.1 km Delhi section, including the airport tunnel, was inaugurated on 17 August 2025. Local roads include Daulatabad Main Road, Dhanwapur Road and Chauma Road.

Not every road is in good shape. A portal summary of resident feedback says the road linking Sector 103 to the expressway is poor. It also notes weak last-mile transport and uneven roads between neighbouring sectors. These are reviews, not official findings, so visit at peak hour before you decide.

Parallel service lanes along the expressway were reported as about 70% done in June 2026, with an opening targeted for September. I could not confirm that they have opened, so treat their status as unverified.

Metro and rail

There is no metro station on the expressway today. One guide names Yashobhoomi Dwarka Sector 25 as the nearest working station. It lists Dwarka Sector 21 at roughly 3–4 km for the northern sectors, about 8–10 minutes by auto. Another portal puts Yashobhoomi at about 8 km. Treat these as rough figures.

Gurugram Metro plans a 1.85 km spur from Basai village to a Sector 101 station on the expressway. It is under construction. GMRL has talked of 2027 for the wider loop, and the spur's own date is uncertain.

Railway distances differ a lot between portals. Gurugram station is quoted anywhere from about 3 km to 12 km, and Basai Dhankot station at about 6 km. Check these on a map.

Airport and business hubs

IGI Airport is quoted at about 14.5 km to 21 km, depending on the source. Cyber City and Udyog Vihar are roughly 15–18 km away. Peak-hour times will be longer than portal estimates.

Schools, hospitals and shopping

Two portals list a Delhi Public School in Sector 103 itself. Other names that appear are S N International School, The Shikshiyan School, Imperial Heritage School (about 4 km) and Gurugram Global Heights School (about 5.4 km). Confirm admission rules and exact locations with each school.

For healthcare, portals list The Signature Advanced Super Speciality Hospital at about 4.7 km, Civil Hospital Gurugram at about 7 km and Columbia Asia at about 10 km. Medanta is about 10 km away. For shopping, estimates include Esplanade Mall at about 4.6 km, MGF Metropolitan at about 12 km and Ambience Mall at about 16 km. All of these are portal estimates, so use a maps app for real routes.

Civic matters to check

Water and sewage

In 2023 the state approved a 200 MLD master water line from the Basai treatment plant. It names Sectors 101, 104, 108 and 110 among others, but not Sector 103. It also approved land for a sewage treatment plant in Sector 107 near Daulatabad. One portal notes that parts of Sector 103 need better sewage and steadier water. Ask the society how water is supplied and whether it is a municipal connection or groundwater and tankers.

Power

I found no reliable source on power reliability. Resident reviews are mixed, with some praising supply and others mentioning cuts in rain. Ask current residents.

Approvals, litigation and stalled projects

Check the project's RERA registration at haryanarera.gov.in (Gurugram authority). Look at the validity date, the registered phases and the quarterly progress reports. For a ready flat, ask for the Occupation Certificate, the title chain and the licence details.

Mahira Homes, an affordable housing project in Sector 103, is a known problem case. RERA Gurugram revoked the registrations of all five Mahira projects, including this one, as reported by The Tribune. The report I found did not show a clear year, so check the current status. Separately, a portal summary of resident feedback mentions builder-fraud allegations, long delays and missing OCs in some projects. These are unverified claims, so check each project individually.

Infrastructure underway or planned

  • Sector 101 metro spur: under construction. Phase 1 civil work was targeted for late 2026, with trial runs in early 2027. The date is provisional.
  • Expressway extension: in May 2026 an airport master plan proposed extending the Dwarka Expressway to Mayapuri Ring Road. It is only a proposal, with funding and approvals still under discussion.
  • Bus terminal: a portal lists a planned bus terminal in the sector. I found no date or official source.

Who it suits and what to check before buying

The sector may suit buyers who want Delhi and the airport close by and who can live with the area still maturing. It is less suited to anyone who needs a metro station or complete services on day one.

  • Verify RERA registration, approvals and the OC.
  • Ask about water, sewage and power in writing.
  • Drive the access road at peak hour.
  • Check the actual metro and school distances yourself.
  • Compare flats for sale in Sector 103 with the new projects in Sector 103.
  • Make sure the project has no litigation history.

Prices on this page are only the ADiHomes figures above. Anything beyond that needs your own research.
