Sector 15 locality guide
Sector 15 is an established part of old, central Gurugram. It suits buyers who want a built-up neighbourhood with schools, clinics and markets close by, rather than a new township. Facts below come from the sources listed at the end. Where sources disagree or things are still changing, we say so. No price history or appreciation claims are made here.
Where it is and how it is laid out
The sector is split into two parts, Sector 15 Part 1 and Part 2. NoBroker describes it as close to Civil Lines, Sector 14 and Patel Nagar, near the NH-48 expressway. The PIN code is 122001. A local property site also places it alongside NH-48, the Delhi-Gurgaon expressway.
Expect an older residential grid with a mix of independent houses, builder floors and some apartment buildings, plus neighbourhood shops. Resident reviews on NoBroker mention tree-lined streets and daily conveniences, but also few cafes or dining options.
For a snapshot of current listings, see flats for sale in Sector 15 and new projects in Sector 15. On ADiHomes as of October 2026, there are 4 live projects here, and all 4 are marked ready to move. The median asking price is ₹15,650 per sq ft, based on 3 properties with price data. That is a small sample, so treat it as a rough guide only.
Connectivity
Roads
NH-48 is the main corridor for Delhi and the airport. NoBroker names Jharsa Road and Signature Tower Road as local links. It also quotes about 15 minutes to Cyber City and 30 minutes to the airport. These are portal estimates, and peak-hour traffic will change them.
Metro and rail
No metro station is inside the sector. NoBroker lists these Yellow Line stations for Part 1:
- Millennium City Centre (formerly HUDA City Centre): about 4.5 km
- IFFCO Chowk: about 5.8 km
- MG Road: about 6 km
For Part 2, NoBroker gives about 5 km to IFFCO Chowk and Millennium City Centre. Gurugram railway station is roughly 5.4 to 5.8 km away, depending on the part. Plan on an auto, cab or feeder bus for the first leg of a metro trip.
Airport
Indira Gandhi International Airport is about 15.6 km away, according to NoBroker's Part 2 page. 99acres says about 14 km via the Gurgaon-Delhi Expressway. Both are approximate road distances.
Schools, hospitals and shopping
Distances below are approximate and vary by source and by which part of the sector you are in.
- Schools: Salwan Public School (about 1.5 km on 99acres), CR Model Public School (about 1.6 km), Kendriya Vidyalaya No. 2 Sohna Road and Kamla International School.
- Hospitals: Aarvy Hospital (about 1.7 km) and Pushpanjali Hospital (about 2 km). Narayana Superspeciality Hospital is also named as nearby. Larger hospitals such as Fortis Memorial Research Institute (Sector 44) and Artemis (Sector 51) are further out.
- Markets and malls: Sector 14 Market is under 1 km. Sadar Bazaar is given as about 1 km by one source and about 3 km by another. Star Mall, Sahara Mall and Ardee Mall are listed at 2 to 5 km along MG Road.
Civic matters to check
Water and sewage. Gurugram has long had uneven water supply. The Tribune has reported tanker dependence in several other sectors, though I found no Sector 15-specific report. On sewage, the municipal corporation promised in late 2025 to fix 40 problem areas by April 2026. The list included Jacobpura and Sector 31, which are close to Sector 15, but not Sector 15 itself. I could not confirm whether that work was finished. Ask residents about pressure, tanker use and monsoon drainage on the specific street.
Waterlogging. The Tribune reported that GMDA set a 15 May 2026 deadline for drain works, including fixes at Rajiv Chowk, which is near Civil Lines. I could not verify the outcome, so visit after heavy rain if you can.
Power. I found no reliable sector-level data on outages. Ask for recent electricity bills and the sanctioned load, and ask about backup arrangements.
Approvals. Haryana RERA runs a separate Gurugram authority. Use the HRERA Gurugram portal to check a project's registration, its approved plans and any complaints or judgments against the promoter. If a building is not on the portal, ask why in writing. Also ask for the sanction plan and occupancy documents.
Litigation and stalled projects. I found no verified, sector-wide report of stalled projects or litigation in Sector 15. That is not proof there are none. Run a title search and a court-records check for each property.
Infrastructure underway or planned
Sector 15 is not on any of these routes, but they affect travel across Gurugram.
- Gurugram Metro (Millennium City Centre to Cyber City, 28.5 km): Phase 1 runs about 15 km to Sector 9 with 14 stations. Business Standard reported it as under construction and due in 2028. It also reported that Haryana cleared a ₹1,662 crore Phase 2 package for Sector 9 to Cyber City, with the tender expected in early October 2026. I could not confirm that it was floated.
- Timeline risk: One report cites a 2029 target for the full corridor and calls it tight. Metro Rail News reports a 2.2 km stretch delayed by utility shifting, with clearance set for November 2026. Older articles gave earlier dates (2024, mid-2027), so treat any date as provisional.
- Sector 56 to Pachgaon (Manesar) line: This is at report stage and still needs clearance. It is far from Sector 15.
Who it suits, and what to check before buying
Sector 15 may suit families who want schools and hospitals within a few kilometres and are fine with a short ride to the metro. It is less suited to buyers who want a walkable metro station, a new gated township or lots of dining. Projects on ADiHomes include Rail Vihar Apartment, Hope Apartments, Hewo Apartment and Maxworth Premier Urban. Listing a project is not an endorsement.
- Check HRERA registration, or ask for the reason if there is none.
- Verify title, land use, sanctioned plan and occupancy documents.
- Ask for maintenance dues, water source and sewer connection details.
- Test your real commute at peak hours, including the leg to the metro.
- Visit after rain and talk to the residents' association.
