Sector 10A, Central Gurugram: property prices, projects and homes

Where it is and how it is laid out

Sector 10A is in Old (Central) Gurugram, pin code 122001. NoBroker's locality page places it next to Sector 11 and close to NH-48 and Pataudi Road. Another listing site puts the highway about 2 km away. Hero Honda Chowk is the landmark residents most often use as a reference.

The area is mostly residential. It has apartment blocks such as Karamyogi Apartments and IDPL Apartments, alongside independent houses and builder floors. The local police station is listed at IDPL Apartments in the sector. Boundaries between 10A and the neighbouring colonies are blurry in listings, so confirm a property's exact address on a map.

Connectivity

Roads

The sector connects to NH-48 (Delhi-Jaipur highway) and to Pataudi Road, Basai Road and Khandsa Road, according to DealAcres. Residents on 99acres mention frequent traffic jams and pollution, so test your own commute at peak hour.

Metro and rail

Old Gurugram has no metro line yet. The nearest Delhi Metro Yellow Line stations are Millennium City Centre (formerly HUDA City Centre), MG Road and Sikanderpur. Listings disagree on distance. One tool gives about 6.9 km to Millennium City Centre, while another says Sikanderpur is about 3 km away. Treat both as rough and check the route you would actually drive.

Gurugram railway station is roughly 4 to 6 km away, depending on the source. Basai Dhankot station is also listed at about 3 to 6 km.

Airport

Indira Gandhi International Airport is placed anywhere from about 13 km to 20 km away in different listings. Allow for traffic on NH-48.

Schools, hospitals and shopping nearby

Schools: listings name DAV Public School, G.D. Goenka Public School and Lions Public School in or around the sector. Some listings show older entries, so confirm that each school is open and has seats before you rely on it.

Hospitals: smaller hospitals nearby include Gautam Hospital and Sunrise Hospital on Khandsa Road, and Ayushman Hospital and Trauma Centre near Hero Honda Chowk. For major care, a resident review mentions Medanta about 5 km away. That is an unverified review, so check the route yourself.

Shopping: listings place Omaxe Celebration Mall about 3.4 km away and Raheja Mall about 3.9 km away. MG Road's malls are further. The sector also has its own market for daily needs.

Civic matters buyers should check

Water. Gurugram's water is a city-wide concern. The Municipal Corporation of Gurugram (MCG) buys canal water from GMDA and still runs 581 tubewells. In October 2026 it sent a draft plan to close 94 of them by January 2027, as The Tribune reported. The same report cites a 2024 groundwater assessment that puts extraction at over three times the recharge rate. I could not find sector-specific supply data for 10A. Older resident reviews say there is no shortage, but ask current residents and the society about summer pressure, tanker use and borewell dependence.

Drainage. A GMDA survey reported by The Tribune found about 60 per cent of Gurugram's drains clogged with debris, which causes waterlogging. Visit during or just after rain.

Power. I found no verified outage records for 10A. Ask the seller for recent bills and ask neighbours about cuts and backup arrangements.

Approvals and litigation. I found no sourced reports of stalled projects or court cases specific to Sector 10A. That does not mean there are none. Check the title chain, any society or builder-floor approvals, the sanctioned plan, occupancy documents, property tax and any pending dues. For any project that is not yet complete, also check Haryana RERA.

Infrastructure underway or planned

The main project is the Millennium City Centre to Cyber City metro. The Union Cabinet approved it on 7 June 2023, and it is 28.5 km long with 27 elevated stations, at a cost of about Rs 5,452 crore (PIB). It includes a short spur from Basai Village to the Dwarka Expressway.

As reported on 1 October 2026, Business Standard said Phase 1 (to Sector 9) is under construction and due in 2028. Its stations include Hero Honda Chowk and Basai Village. Haryana has cleared a Rs 1,662 crore tender for Phase 2, with the full line targeted for 2029.

Timelines have slipped before. A 2024 deadline was once fixed for this project, and some websites quote earlier dates than the 2028 and 2029 targets. Do not buy on the assumption of a particular opening date, and I could not verify the distance from any specific 10A address to a planned station.

Who it suits and things to check before buying

The sector may suit buyers who want a established Old Gurugram location with ready-to-move apartments and everyday amenities close by. It may be less suitable for anyone who needs a metro station within walking distance today.

• Verify the exact address, floor, and registered ownership documents.
• Ask for maintenance charges, parking terms and any society dues.
• Visit at peak hour, on a weekday evening and after rain.
• Check water source and pressure with current residents.
• Confirm school seat availability directly.
• Measure the real drive to the nearest metro, hospital and your workplace.
