Sector 41, Central Gurugram: locality guide for home buyers

Sector 41 is an older, built-up part of Gurugram. It is listed as part of the South City I neighbourhood and sits close to the Millennium City Centre (HUDA City Centre) metro terminus. This guide covers the main points a buyer should check. Distances come from property and map sites that disagree with each other, so treat them as approximate and measure your own route.

Where it is and how it is laid out

Listing sites place Sector 41 in South City I, in the south-central part of Gurugram. It is a settled residential area with schools, clinics and small markets close by. Sources disagree on its pin code, so confirm the postal address of any flat you consider.

Group-housing societies and independent houses sit side by side. On ADiHomes as of October 2026, there are 3 live projects here, and all 3 are ready to move. The median asking price is ₹9,926 per sq ft, taken from just 3 properties, so it is a thin sample. See the flats for sale in Sector 41 and the new projects in Sector 41 pages for current listings.

Connectivity

Metro and rail

The nearest station is Millennium City Centre (HUDA City Centre), the southern end of the Delhi Metro Yellow Line. YoMetro puts it about 1.1 km away, roughly an 11-minute walk. Another property site says about 1.5 km. The next stations on that line are IFFCO Chowk (about 2 km) and MG Road (about 3 km), per YoMetro.

The Rapid Metro also runs nearby, with a Sector 42-43 station. I could not verify its walking distance from Sector 41. I did not verify the distance to Gurugram railway station.

Roads and employment hubs

Golf Course Road is about 3.5 km away and Sohna Road about 4 km, according to one listing site. Another source says Golf Course Road is a 5–10 minute drive. Peak-hour traffic can be heavy, and reviewers also mention it. I could not verify a distance to NH-48 or the Delhi–Gurugram expressway.

Airport

Indira Gandhi International Airport is roughly 19 km away, according to one listing site. Check the drive time at the hours you would actually travel.

Schools, hospitals and shopping nearby

Schools. According to Square Yards, K.R. Mangalam Global School and K.R. Mangalam World School are within about 0.4–0.6 km. Shikshantar School is about 0.4 km away and Euro International School about 0.85 km. Orchids The International School is also listed in the sector. Check each school's admission rules and catchment yourself.

Hospitals. Mayom Hospital is under 0.5 km away, and Shivam Hospital is about 0.9 km. Fortis Memorial Research Institute is about 1 km away and Max Hospital Gurugram about 1.25 km, per Square Yards. Paras Hospitals is about 2.3 km away, per one listing site.

Shopping. PGM Plaza and Star Mall are about 1 km away. Ardee Mall is around 2 km, Sahara Mall about 3 km and MGF Metropolitan Mall about 3–3.5 km. CyberHub is close to 5 km away.

Civic matters buyers should check

Water. Gurugram's older sectors (1–57) are generally served with treated canal water from the Basai plant, with the Municipal Corporation handling internal lines. That claim comes from a water-filter retailer's blog, so ask the society and the municipal corporation about actual supply and hardness. Gurugram's supply capacity has fallen short of summer demand in recent years. A Tribune report from about three months ago described a new 100-MLD unit at Chandu Budhera as still to be commissioned, which would raise capacity from 670 to 770 MLD. Check whether it is running.

Power. I found no sector-level data on outages or load. Ask residents and the society about backup, and look at the electricity bills of the flat you are considering.

Approvals. Check the occupancy certificate and the sanctioned plan with the Haryana Town and Country Planning department. Also check the Haryana RERA registration, or the reason it does not apply to an older project. Ask for the conveyance deed, and confirm there are no pending dues to the authority or the society.

Litigation. Two of the three ADiHomes listings carry the Unitech name. The Supreme Court superseded Unitech's board in January 2020 and appointed a government-nominated board. Unitech's own site lists Rakshak and The Palms among its Gurugram residential projects, and it describes Supreme Court-directed processes for homebuyers. I could not confirm the current legal or approval status of either project. Ask the seller for documents on your specific tower or unit. Details are on the Unitech Rakshak, Unitech Palms and The Retreat Gurgaon pages.

Infrastructure underway or planned

  • Metro extension, HUDA City Centre to Cyber City. The Union Cabinet approved a 28.5 km elevated line with 27 stations and a cost of about ₹5,450 crore. Its first new station would be Sector 45, just beyond the current terminus. The stated aim was completion within four years of sanction, but the Tribune has reported cost overruns from delay. I could not verify current construction progress or an opening date. Check with the Gurugram metro authority before relying on it.
  • Golf Course Extension Road. The Tribune reported earlier this year that GMDA is preparing to widen it to eight lanes, with drains and footpaths. It links Sohna Road and Golf Course Road, mainly serving Sectors 58–67 rather than Sector 41. The work is at the planning stage, with no confirmed dates.
  • Water. The Chandu Budhera expansion mentioned above was slated for March 2026. Its commissioning is not confirmed in the sources I found.

Who it suits, and things to check before buying

The sector may suit buyers who want a mature neighbourhood near the metro, with schools and hospitals within a few kilometres. It may also suit people who want a ready-to-move home and can inspect it in person.

  • Visit at office hours and at night, and check traffic at Golf Course Road and Sohna Road junctions.
  • Confirm the occupancy certificate, RERA status and title documents for the exact tower.
  • Ask about maintenance charges, parking, water supply and power backup.
  • For Unitech-named projects, ask what the court-appointed board has said about your tower.
  • Compare the ADiHomes median with the asking price of the specific flat, as one median from 3 properties tells you little.
