Sector 30 locality guide
Sector 30 is an established, mostly built-up sector in central Gurugram. This guide uses public sources checked in October 2026. Where sources disagree, I say so. It contains no price or appreciation figures, because none could be verified.
Where it is and how it is laid out
Listing sites place Sector 30 in central Gurugram, next to Sectors 29, 31, 44 and 28. They also place it near IFFCO Chowk and Udyog Vihar, with access to MG Road and NH-48 (Sectors Zones). Sites disagree on the PIN code (122001 on some, 122022 on others), so use the one on your sale papers.
The housing mix is apartments, builder floors and independent homes (99acres). One property site describes the area as mature, with schools, hospitals, markets and malls already in place (Prooperty).
On ADiHomes as of October 2026, there are 4 live projects in the sector, and all 4 are ready to move. They are Surendra Sagar Homes, Surendra SPS Homes, Unitech Uniworld City and Unitech The World Spa. You can browse them all under flats for sale in Sector 30. The ready-to-move label means these are completed homes, not new launches. For example, Square Yards says The World Spa was completed in 2009 and spans 21 acres.
Connectivity
Roads
The sector lies close to NH-48, the Delhi–Jaipur highway, and to MG Road. This gives direct road links to Delhi and Cyber City (Sectors Zones). Peak-hour traffic on these roads is not something I could verify, so test the drive yourself at your own commute time.
Metro and buses
The nearest Delhi Metro Yellow Line station is Millennium City Centre, formerly HUDA City Centre. Yometro puts it at about 1.95 km, or roughly a 25-minute walk. Other sites give figures between 1.5 km and 3 km.
99acres lists IFFCO Chowk at about 3.2 km and MG Road at about 3.9 km. Sectors Zones gives much closer figures for both, so measure from the specific tower you are considering.
For the Rapid Metro, Moovit shows Sector 42-43 station about a 24-minute walk from the sector's main road. Buses help bridge the gap. Rome2rio lists a city bus (route 116E) from the Gymkhana Club Sec 29-30 stop to HUDA City Centre, running every 10 minutes.
Airport and rail
Indira Gandhi International Airport is usually quoted at about 15 km (BigEstate). Sectors Zones gives a range of 12–18 km and 20–35 minutes. I could not confirm a verified distance to Gurugram Railway Station, though bus 116E connects HUDA City Centre with it.
Schools, hospitals and shopping
Schools. Prooperty lists Ryan International and Rishi Public School in Sector 31 at 1–2 km, and Ajanta Public School in Sector 31 at 2–3 km. It lists Salwan Public School (Sector 15 Part 2) at 3–4 km and Manav Rachna International School (Sector 46) at 4–5 km. Management Development Institute is about 2.3 km away (99acres).
Hospitals. Shivam Hospital is the closest, at roughly 0.5 km (BigEstate). 99acres lists Fortis Memorial Research Institute at about 2.8 km, Max Hospital at about 2.9 km and Apollo Cradle at about 3.4 km. BigEstate puts Paras Hospitals at about 3.3 km. Medanta and Artemis are described as a short drive away (Sectors Zones).
Shopping. Star Mall is very close, at about 0.3 km, and CyberHub is about 5 km away (BigEstate). Distances in these listings are approximate and not always measured by road.
Civic matters buyers should check
Water. Gurugram has a citywide supply problem. A 2026 Newslaundry report describes shortages and tanker dependence in several sectors. Sector 30 is not on its list, and I found no Sector 30-specific data. Older Tribune reporting named Sector 31, next door, among areas with low-pressure supply. It also noted that in private colonies the developer is responsible for water upkeep. Ask the resident welfare association (RWA) about summer supply, tanker spend and borewell use.
Power. I found no sector-level outage data. Ask for recent electricity bills, the sanctioned load and the society's generator back-up arrangement.
Approvals. Ask for the occupation certificate, the conveyance or sale deed, and the society's maintenance agreement. Homes completed long ago may not carry the RERA registration that newer projects do, so ask what applies to your unit.
Litigation. Two of the four ADiHomes projects are Unitech projects. Unitech has been run by a government-appointed board under Supreme Court supervision since January 2020 (Insolvency Tracker). That report says the chairman post fell vacant on 20 July 2026. Unitech's FY2025-26 annual report lists a new chairman from 25 August 2026. It also notes a Supreme Court order of 25 February 2026 staying the sale of unsold inventory. On 27 May the court appointed PwC to examine competing proposals on asset sales. I found no report of a stalled project in Sector 30 itself. Still, ask a property lawyer whether the specific unit's title and transfer are affected by these proceedings.
Infrastructure underway or planned
Gurugram Metro link (Millennium City Centre to Cyber City). This planned 28.5 km, 27-station line is costed at about ₹5,452 crore (Yometro, Ghar.tv). Yometro said construction was expected to start by 1 May 2025. Ghar.tv in 2026 describes Phase 1 as under construction and Phase 2 as at tendering. An earlier source called it only approved, so the status is changing. The route passes through old Gurugram, and I could not confirm that it serves Sector 30. Check with HMRTCL before relying on it.
Water plant expansion. GMDA planned a fifth unit at the Chandu Budhera plant, adding 100 MLD, with a March 2026 target (Daily Jagran). The Tribune reported repeated missed deadlines for this unit. I could not confirm it has been commissioned.
Who it suits and what to check
Sector 30 suits buyers who want a built-up central location, with hospitals, schools and shops nearby and the metro a short ride away. It suits those who want to see the finished home before buying. It may not suit buyers who need a metro station within walking distance.
- Walk the route to the metro and check it at peak hours.
- Visit in the afternoon and evening, and speak to current residents about water, power and maintenance.
- Verify the title, occupation certificate and any pending dues with a lawyer.
- For Unitech projects, ask how the Supreme Court proceedings affect that unit, and get any transfer permissions in writing.
- Compare all four ready-to-move projects on new projects in Sector 30 by age, maintenance charges and society management.
