Sector 77 locality guide

Where Sector 77 is and how it is laid out

Sector 77 is part of Neharpar, also called Greater Faridabad. Wikipedia describes this as Sectors 66 to 89 of Faridabad. Sectors 66 to 74 are industrial and Sectors 75 to 89 are residential. NoBroker places Sector 77 next to Sectors 75, 76 and 78. It is a newer, planned area with wide roads rather than an old built-up neighbourhood.

99acres describes the housing as ready apartments, builder floors and plots, with 3 BHK homes making up about half of the inventory. HSVP progress reports from 2022 tracked internal roads, water supply, sewerage and storm drains for Sectors 77 and 78. The same reports say possession of 75 plots in Sector 77 was offered in 2018. Portals list the pincode as both 121002 and 121006, so use the one on your registry papers.

On ADiHomes as of October 2026, there are 5 live projects in the sector, and all 5 are ready to move. Examples include Jal Vihar Welfare Society, BPTP Parkland Pride, KLJ Platinum Heights and KLJ Greens. You can browse all of them under new projects in Sector 77 or flats for sale in Sector 77. This guide does not quote prices. Please check each listing.

Connectivity

Roads

99acres lists the main bypass road (NH-148NA) as the key regional link. This is the DND–Faridabad–KMP Expressway, which runs along the Faridabad bypass. Wikipedia says the last 9 km, from Mithapur to DND, opened on 23 August 2026. Older sources expected delays, so confirm the current state with NHAI before relying on commute times.

Metro and rail

The nearest Delhi Metro line is the Violet Line. Portal estimates put Old Faridabad station at about 7.2 km, Badkhal Mor at about 8.2 km and Bata Chowk at about 8 km (99acres). The line's southern end is Raja Nahar Singh (Ballabhgarh), which opened on 19 November 2018. I could not find a sourced distance from Sector 77 to that station.

For trains, NoBroker gives Ballabhgarh railway station at about 6.5 km. Faridabad railway station is 7.6 km on 99acres and 10 km on NoBroker. Expect to use a feeder auto, cab or your own vehicle to reach any station.

Airport

Both 99acres and NoBroker put Indira Gandhi International Airport at about 45 km. I could not verify the status of Jewar airport connections, so I have not covered them.

Schools, hospitals and shopping

  • Schools: 99acres lists Narayana e-Techno and Emerald Convent within about 4 km. Square Yards lists DPS and Shri Ram Millennium School in Sector 81, and Kalka Public School, St Thomas and Vivekanand International in Sector 75.
  • Hospitals: 99acres names Sarvodaya, Park and Goyal hospitals as serving the area. Amrita Hospital in Sector 88 opened in August 2022 and has about 2,600 beds. By my rough straight-line estimate from map coordinates it is around 7 km away, and road distance will be longer.
  • Shopping: Wikipedia calls Omaxe World Street the largest shopping complex in Neharpar. Square Yards lists Next Door Mall and Vipul Plaza for the neighbouring Sector 75. I found no verified distances for these, so check them on a map.
  • Work: 99acres puts the Sector 4 Ballabhgarh industrial area at about 7 km. It puts SRS Towers and L&T Business Park at about 15 to 17 km.

Civic matters buyers should check

Water and sewage

Supply across Greater Faridabad has been uneven. In April 2024 The Tribune reported that nearly 70 per cent of societies lacked drinking water connections. FMDA said 60 of about 90 societies had connections, with roughly 40 operational. Many societies relied on borewells. A separate Tribune report said a 7 MLD sewage treatment plant in Sector 77 was almost unused because too little sewage reached it. I could not confirm that report's date or whether it has changed.

Power

I found no sourced report on electricity in Sector 77 itself. Inventiva reports that residents of some BPTP blocks in Sector 85 still lack individual electricity connections. That is a different sector, but it shows why you should ask about meters and the supply arrangement for any project here.

Approvals, disputes and stalled work

Inventiva reported that a Haryana minister ordered a five-member committee, including FMDA and Municipal Corporation officials, to survey incomplete development works in BPTP areas of Greater Faridabad. I could not find the committee's outcome. The same outlet reported a residents' march in Sector 85 on 31 May 2026. It also noted BPTP's stated position that the infrastructure exists.

Inventiva further says some BPTP-linked projects show as lapsed in the Haryana RERA database. I have not verified that. The CBI matter it mentions concerns a Gurugram project, not Sector 77. My searches did not cover every developer, so check each project's RERA registration, licence and any court cases on its own record. One review notes that the 'BPTP Parklands' registration covers Sectors 82 to 89, so confirm which registration covers your project.

Infrastructure underway or planned

  • DND–KMP Expressway: Wikipedia reports it fully open from 23 August 2026. Confirm with NHAI.
  • Ballabhgarh–Palwal Metro: On 6 October 2026 Haryana approved the final feasibility report. The detailed project report has gone to the Union Housing and Urban Affairs Ministry. The Tribune describes the link as about 28 km. It extends beyond the existing Ballabhgarh terminus. It is still a proposal, with no construction date I could find.
  • Water network: In July 2024 FMDA sanctioned water and sewerage works. They aim to raise Faridabad's supply capacity to 450 million litres a day by 2028-29. This is a target, not a delivered result.
  • Gurugram–Faridabad–Noida–Greater Noida metro corridor: This is under consideration. State-level alignments for the Faridabad section are reported as finalised, according to Construction World. It is at an early stage.

Who it suits and what to check

Sector 77 may suit buyers who want a ready-to-move home in a planned, newer part of Faridabad and who will drive or use feeder transport to the metro. It is less suited to anyone who needs a walkable metro commute or has little tolerance for patchy civic services.

  • Ask for the RERA number, licence and completion or occupation certificate, and verify them with the authorities.
  • Ask how the project gets water, and whether it uses a municipal connection or borewells and tankers.
  • Ask whether you get an individual electricity meter and what the maintenance charges cover.
  • Ask about any dispute with the RWA or pending court cases.
  • Visit at peak hours and during monsoon to test roads and drainage.
