Sector 88 locality guide

Where Sector 88 is and how it is laid out

Sector 88 is part of Neharpar, also called Greater Faridabad. Wikipedia describes this belt as Sectors 66 to 89 of Faridabad, with Sectors 75 to 89 residential. Sector 88 sits next to Sectors 87 and 89 and is reached from Kheri Road and Maharshi Banaraj Marg.

The sector is a mix of gated societies and plotted colonies. Amrita Hospital's address is RPS City, Sector 88. BPTP's Parklands plotted scheme spreads across several Neharpar sectors, including 88. Square Yards calls the area low-density and semi-urban, with open space and a locality still moving from construction to occupation.

On ADiHomes as of October 2026, there are 8 live projects here. One is under construction and seven are ready to move. They include RPS Rhythm, Amolik Heights, Landmark Kunjean Heights, BPTP Parklands Villas, RPS Palms, RPS Savana, SRS Residency and KST Whispering Heights. You can browse new projects in Sector 88 or flats for sale in Sector 88.

Portals disagree on the PIN code (121002 and 121014 both appear). Use the address on the project's RERA registration instead.

Connectivity

Roads

99acres puts the DND–Faridabad–KMP Expressway about 2 km away. Neharpar's links to Delhi also run through NH-19 (Delhi–Mathura Road) and the FNG Expressway, according to a developer blog. Treat these distances as map estimates, not drive times.

Metro and rail

There is no metro station in the sector. The nearest Delhi Metro Violet Line stations are Old Faridabad (about 5.6 to 7.3 km), Badkhal Mor (about 5.9 km) and Sector 28 (about 6.6 to 7.6 km). Figures differ between 99acres and Hexahome. One resident review on 99acres says the metro is about 20 minutes away by two-wheeler or shared auto.

Faridabad railway station is roughly 6 to 8 km away, depending on the portal.

Airports

NoBroker lists Indira Gandhi International Airport at about 37.7 km. Noida International Airport at Jewar is the other option. I could not confirm its commercial operating status, so check that before relying on it. See the Faridabad–Jewar Expressway below.

Schools, hospitals and shopping

Distances below come from portal map data and are approximate.

  • Schools: K.R. Mangalam World School (CBSE) is in Sector 88. MVN Senior Secondary School and SRS International School are about 2.5 to 2.6 km away. Modern Delhi Public School is about 3 km away, and St Peter's School about 4.8 km.
  • Hospitals: Amrita Hospital is about 2.4 km away. Wikipedia lists about 2,600 beds and an August 2022 opening. AIMS Faridabad is about 2.3 km and Ahuja Hospital and Maternity Home about 4.2 km away. Yatharth Super Speciality Hospital is also listed in the sector.
  • Shopping: Omaxe World Street is described as the area's largest shopping complex. SLF Mall is about 7 km away. 99acres puts Puri High Street, SRS Shopping and Ozone Centre at 5 to 8 km, and Bihari Market and Sector 16 Market at 4 to 6 km.

Civic matters to check

Water

This is the biggest recurring complaint across Greater Faridabad. The Tribune reported that about 70 per cent of societies lacked an authorised water connection. The Faridabad Metropolitan Development Authority (FMDA) said 60 of roughly 90 societies had connections, with about 40 working. That report is a couple of years old, so ask the society for its current status. Ask whether it uses FMDA supply or borewells, and what the water's TDS level is.

Power

Residents have reported unscheduled cuts in parts of Neharpar. A 2024 Tribune report quoted a Sector 88 resident complaining about frequent outages. In 2026, ThePrint quoted a resident group member saying the area still has no power substation of its own. These are resident accounts, not official findings. Ask about the society's generator backup, its electricity connection and the maintenance charges.

Approvals, RERA and litigation

Check the project's registration on the Haryana RERA site. It lists Sector 88 projects such as one by Amolik Housing on Kheri Road and RPS Auria Phase I. Also check the licence, the occupation certificate and the status of the water and sewage connections.

I found no report of a stalled project specific to Sector 88. Elsewhere in Greater Faridabad there are disputes. One report describes allottees' complaints to HRERA about a project in Sector 80. A report published this month also mentions Enforcement Directorate action and FIRs against BPTP over other projects. Check the track record and complaint history of any developer, and the legal status of the specific project you are considering. Do not confuse Sector 88 Faridabad with Sector 88 in Gurugram.

Infrastructure underway or planned

  • DND–Faridabad–KMP Expressway (NH-148NA): this is a 59 km, six-lane corridor. Wikipedia lists its Faridabad sections as completed in February 2023 and November 2024, and shows the expressway as existing from 23 August 2026. A Square Yards item dated 3 August 2026 still said it was nearing completion. Confirm the current status with NHAI.
  • Faridabad–Jewar Expressway: this is a 31 km, six-lane spur from Sector 65 to Noida International Airport. One tracker says the June 2025 target was missed and NHAI now targets April 2027. It also says some sections may open in 2026 and that an 11 km elevated stretch was added in March 2026. Another outlet, dated June 2026, expects 2028 to 2030, so the date is uncertain.
  • Metro: the Violet Line reaches Raja Nahar Singh (Ballabhgarh), opened in 2018. I found no confirmed, dated metro extension into Neharpar.

Who it suits and what to check

Sector 88 may suit families who want to live near a large hospital and several schools. It also suits buyers who are comfortable driving or taking a shared auto to the metro. It is less suited to anyone who needs a walkable, fully built-out neighbourhood today.

  • Check the RERA number, possession date and occupation certificate.
  • Ask for the water source, TDS reading and power backup details in writing.
  • Visit at peak hours and in the rains. Neharpar roads are reported to flood and jam in places.
  • Check how late buses and autos run. 99acres notes limited public transport after sunset.
  • Review maintenance charges and the resident association's complaints.
  • Compare ready-to-move options such as RPS Rhythm, Amolik Heights, Landmark Kunjean Heights and BPTP Parklands Villas on their own merits. Verify each listing yourself.
