Sector 89, Neharpar (Greater Faridabad): locality guide for home buyers

This guide uses public sources checked on 18 October 2026. Where a fact is old, disputed or unverified, the text says so. It gives no price or appreciation estimates. The only price-related data are the ADiHomes counts below.

Where it is and how it is laid out

Neharpar, also called Greater Faridabad, is the newer part of Faridabad. It covers Sectors 66 to 89 and lies between the Agra Canal and the Yamuna. Sectors 66 to 74 are industrial and Sectors 75 to 89 are residential (Wikipedia). Sector 89 is at the outer, eastern end of this belt.

Square Yards describes it as an outer residential sector with an open, low-density feel. It lists plotted homes, builder floors and apartments there. Map listings place the sector at roughly 28.42°N, 77.37°E. Sources disagree on the PIN code (121002, 121014 and 121007 all appear), so confirm it from a project's RERA or registry papers.

On ADiHomes as of October 2026, there are 4 live projects in the sector. Three are ready to move and one is under construction. See new projects in Sector 89 and flats for sale in Sector 89. The listed projects are Ferrous Orient Park, ORS Royal Residency, Puri Kohinoor and Piyush Heights.

Connectivity

Roads and expressways

  • Faridabad bypass (DND–KMP corridor, NH-148NA): In Haryana this corridor runs along the existing Faridabad bypass. The Sector 62/65 to KMP section was completed in February 2023. The Jaitpur–Pushta to Sector 62/65 section was completed in November 2024 (Wikipedia).
  • Delhi–Mumbai Expressway link: A Square Yards report from about two months ago describes a 9 km stretch on trial run, linking to the DND–KMP corridor. It says the full route is not yet fully open, so treat any '20-minute to Delhi' claim as a future promise.
  • Everyday travel: The same report puts weekday travel by Mathura Road or Kalindi Kunj at about 50–60 minutes. Sector 89 is at the far edge of the city, so allow for local road time before you reach these routes.

Metro and rail

No metro station is in Neharpar. The nearest operating Delhi Metro stations are on the Violet Line along Mathura Road. These include Bata Chowk and Escorts Mujesar, with Raja Nahar Singh in Ballabhgarh as the terminal. From map coordinates, I estimate Sector 89 is about 6–8 km in a straight line from Bata Chowk and Escorts Mujesar. Road distance will be longer, and no source gives an official figure. I could not verify the nearest railway station or the distance to any airport.

The Faridabad Master Plan 2031 proposes a metro extension along a 75-metre road through Sectors 87, 88, 89, 84, 83 and 78. A 2026 review says it has no confirmed construction start date.

Schools, hospitals and shopping

Square Yards lists these schools for Sector 89: K R Mangalam World School, Cambridge Montessori Pre School, St Peter Convent School, Shraddha Mandir School and SRS International School. Wikipedia names Modern DPS and Shiv Nadar School in Greater Faridabad generally.

For health care, Amrita Hospital is in the Neharpar belt. It was inaugurated on 28 August 2022 and is described as a 2,600-plus-bed hospital. Square Yards also lists SDM, Raghav, Janak and National hospitals and Ahuja Nursing Home. Omaxe World Street is described as the area's largest shopping complex.

These sources give no reliable distances from Sector 89. Check each place on a map and time the drive at peak hour.

Civic matters buyers should check

  • Water and sewage: A Tribune report (now several years old) said about 15 older Neharpar sectors lacked a working sewer line. It said residents relied mainly on groundwater, and that HSVP said societies must take their own connections. More recently, residents of BPTP District in Sector 85 protested in May 2026 about sewage overflow, irregular water and power cuts (reported by Unreal Investors, a secondary source). That is a nearby sector, not Sector 89. Ask any society about its water source, sewer connection and tanker use. Square Yards lists a ₹25 crore sewerage-laying project for Faridabad, but it does not say whether it covers Sector 89.
  • Power: I found no sourced data on Sector 89's electricity supply. Ask whether each flat has its own meter and how often cuts happen.
  • Approvals: Check the Haryana RERA registration number, its validity date and any orders on the project page. RERA records show some Neharpar projects with lapsed registrations (for example BPTP projects in Sectors 80 and 82, per an Inventiva report). Those are not in Sector 89, but they show why the check matters. For plots, confirm the licence. One DTCP licence (54 of 2024) covers a plotted colony across Sectors 82 and 89.
  • Litigation or stalled projects: I found no sourced report of a stalled project or court case specific to Sector 89. That does not mean none exists. Search the RERA and court records for the exact project and builder.
  • Land status: One source notes that the Aravalli tract near Neharpar has seen court demolition orders on forest-law (PLPA) land. Make sure the title is clear of any such land.
  • Circle rates: Faridabad circle rates were reportedly revised from 1 April 2026, with Neharpar among the larger changes. Ask a registrar or lawyer how this affects stamp duty on your deal.

Infrastructure underway or planned

  • FNG Expressway (Faridabad–Noida–Ghaziabad): The 56 km corridor is routed through Faridabad Sectors 89, 88, 84 and 75 (99acres). Wikipedia says 45% of the Haryana section was complete in June 2025. A report from the past month says about 12.1 km of the planned 23 km Noida section is still unfinished. It also says the 550 m Yamuna bridge cost is to be shared by both states, with no final status update. No firm completion date is confirmed. Older articles that cite 2027 are out of date.
  • DND–KMP Jewar spur: A 31 km spur from the Faridabad bypass (Sector 65) to the Yamuna Expressway near Jewar was tendered in July 2022. I could not confirm its current progress.
  • Metro extension: Proposed in the Master Plan 2031. No confirmed construction start (see above).
  • Ganga water pipeline: Described as proposed to improve treated water supply across Faridabad. I found no official timeline.

Who it suits and what to check before buying

Sector 89 may suit buyers who want a newer, less crowded area and can accept a longer trip to the metro. It is also suited to those who will wait for infrastructure to arrive. It is less suited to anyone who needs a short metro commute today.

  • Visit at different times and check the real approach road, drainage, street lights and water pressure.
  • Verify RERA registration, sanction plans and, for ready flats, the occupation certificate.
  • Ask the resident association about maintenance, water, sewer and power.
  • Do not buy on the strength of expressway or metro plans alone. Their timelines are uncertain.
  • Compare projects on the ADiHomes pages above, and confirm the details with each builder and RERA.
