Sector 78, Neharpar (Greater Faridabad): property prices, projects and homes

Sector 78 sits in Neharpar, also called Greater Faridabad. This guide uses published sources, and it flags the points I could not confirm. On ADiHomes as of October 2026, there are 4 live projects in the sector, and all 4 are ready to move. Prices are not covered here. Please check each project page for current figures.

Where it is and how it is laid out

Neharpar covers Sectors 66 to 89 of Faridabad, between the canal and the Yamuna. A Master Plan 2031 summary describes it this way. Under the plan, Sectors 66 to 89 are meant to work as a self-sustained sub-city. Sectors 75 to 89 are mainly residential, and Sectors 66 to 74 are industrial, according to The Tribune.

Sector 78 is a residential sector. Its neighbours include Sectors 76, 77, 79, 80 and 82, and Tigaon Road is one of the main roads serving it (Prooperty). Postal PIN codes differ between sources (121002, 121101 and others), so use the address on your sale papers.

Connectivity

Roads

A property portal listing (99acres) puts the DND-KMP Expressway about 4 km away. That expressway is a 59-km link between the DND Flyway and the Delhi-Mumbai Expressway. Business Standard reported in late August 2026 that a 9-km elevated stretch from the DND Flyway to Jaitpur had opened on trial. Treat that as a recent, still-changing development.

Metro and rail

Sector 78 has no metro station of its own. The Violet Line serves Faridabad, and it reaches Raja Nahar Singh (Ballabhgarh). It was extended to that station in November 2018 (Wikipedia). The same 99acres listing gives Neelam Chowk Ajronda as roughly 7 km away. Other sites name different stations, so measure the route from your own address. The listing also puts Faridabad railway station at about 10 km.

Airports

I could not find a reliable, citable road distance from Sector 78 to Delhi's airport or to the Noida International Airport at Jewar. Check travel time on a map at peak hours. A 99acres listing mentions a proposed expressway link to Jewar, but I could not confirm its status.

Schools, hospitals and shopping

Listings on Onefivenine show small schools very close by. These include New Vidya Niketan Senior Secondary School in Faridpur (about 0.4 km) and Round Table India Govt Primary School (about 0.5 km). The same listing shows Arsh Hospital on Tigaon Road at roughly 0.7 km. Treat these as directory entries and verify them on the ground.

Wikipedia lists Modern DPS and Shiv Nadar School among the schools in Greater Faridabad. It also notes Amrita Hospital, a large facility with more than 2,600 beds that opened on 28 August 2022. For shopping, it names Omaxe World Street as the area's largest shopping complex. I could not verify exact distances from Sector 78 for these places, so check them on a map.

Civic matters to check

Water and sewage

This is the main issue to look into. The Tribune reported that residents' groups in Greater Faridabad complained about water quality and sewage. Many societies relied on borewells. An FMDA engineer said 60 of about 90 societies had water connections, with around 40 working. That report is from 2024 and conditions may have changed.

In July 2024, FMDA sanctioned water and sewerage projects worth about Rs 26 billion. They aim to raise Faridabad's supply capacity to 450 million litres a day by 2028-29 (Indian Infrastructure). Ask the resident association whether the society is on the municipal supply, what the TDS level is, and how much it spends on tankers.

Power

I found no reliable, citable source on outages or power arrangements specific to Sector 78. Ask the society for its sanctioned load, backup arrangements and recent bills.

Approvals, litigation and stalled projects

Check the project's registration on the Haryana RERA site. Listings of Omaxe Spa Village disagree on its RERA entry. One shows a registration number and another says only "FMDA Approved" (My Realestate, Houssed). Confirm the exact status yourself. I found no verified report of court cases or stalled projects in Sector 78. That does not mean none exist, so also check court records and the occupancy or completion certificate.

Infrastructure underway or planned

• Namo Bharat RRTS-cum-Metro: The Tribune reports that Haryana approved the final alignment of a proposed 64-km corridor in February. The corridor would link Gurugram, Faridabad, Noida and Greater Noida. A listing mentions a stop at Sector 85, but I could not verify the station list or a construction date.
• Convention centre: a 2024 Tribune report on FMDA funding (link) mentions a state-level convention centre in Sector 78 among projects needing funds. I could not confirm construction status.
• Water and sewerage works: sanctioned in 2024, with a 2028-29 target, as noted above.

Who it suits, and what to check before buying

Sector 78 may suit buyers who want a planned sector with ready-to-move apartments, such as Conscient Habitat Residences, Omaxe New Heights and Zion Stonecrop and Celeste Garden. It is a better fit if you are willing to rely on road transport for now.

• Visit at different times of day and test the drive to the nearest Violet Line station.
• Verify RERA status, the occupancy certificate and the title documents.
• Ask about water source, sewage connection and maintenance dues.
• Do not buy on the strength of planned transit or road projects. Their dates can change.
