Sector 86 locality guide

Sector 86, Neharpar: a buyer's locality guide

Sector 86 sits in Neharpar, also called Greater Faridabad. This is the belt of newer sectors, roughly 66 to 89, between the Agra Canal and the Yamuna. Sectors 66 to 74 are industrial and sectors 75 to 89 are residential. Portals disagree on the PIN code (121002 or 121007), so use the address printed on your sale papers.

Where it is and how it is laid out

Sector 86 is a residential sector in the Neharpar Phase 1 micromarket. Listings show a mix of apartment towers, low-rise builder floors and some plotted projects. I could not find an official sector layout plan online. Ask the seller for the approved zoning plan and check where roads, green belts and commercial plots fall around the project.

On ADiHomes as of October 2026, there are 6 live projects in the sector, all ready to move. You can browse them on the new projects in Sector 86 page. The flats for sale in Sector 86 page lists the individual units.

Connectivity

Roads

Portal listings place the sector close to the Faridabad Bypass Road and NH-19 (the Delhi–Mathura road). Road condition inside Neharpar is a common complaint, so drive the route at peak hour before you decide.

Metro and rail

The nearest Delhi Metro stations are on the Violet Line. Old Faridabad station opened on 6 September 2015. Reported distances vary by source:

  • 99acres lists Neelam Chowk Ajronda at about 2.9 km, Old Faridabad at about 3.0 km and Bata Chowk at about 3.3 km.
  • NoBroker puts Old Faridabad at about 4.9 km.

Expect roughly 3 to 5 km, and check the actual route on a map. Faridabad railway station is listed at about 3.4 to 5.5 km depending on the source.

Airport

NoBroker lists Indira Gandhi International Airport at about 37 km by road. Travel time depends heavily on traffic.

Schools, hospitals and shopping nearby

All distances below are approximate, as shown by portals, not measured by us.

  • Schools: Institute of Management and Technology (about 0.7 km), Modern Delhi Public School (about 1.2 km) and St. Peters School (about 2.9 km). 99acres also lists Shiv Nadar and Shri Ram Millennium within about 2 km.
  • Hospitals: Jeewan Jyoti Hospital and Ahuja Hospital and Maternity Home (both about 1.6 km), and Mittal Hospital (about 1.8 km). Amrita Hospital, a 2,600-bed tertiary hospital that opened in August 2022, is in neighbouring Sector 88.
  • Shopping: 99acres lists Puri High Street, Sector 15 Market and Ozone Centre Mall at about 3 to 5 km. Omaxe World Street is described as the area's largest shopping complex, but I found no distance for it.

Civic matters buyers should check

Water, sewer and power

This is the main weak spot across Greater Faridabad. The Tribune reported that, despite development charges paid, residents faced weak sewage and water systems. An April 2024 Tribune report said about 70 per cent of societies lacked drinking-water connections. It also said the few that had them received poor-quality water.

A secondary report says residents of BPTP District in neighbouring Sector 85 protested in May 2026 over sewage, water and power problems. I could not find a sector-specific report for Sector 86, so ask each society's residents' association about:

  • how much of the water is municipal supply and how much is borewell or tanker
  • sewer connections and who handles disposal
  • whether each flat has its own electricity connection and how often power cuts happen

Approvals, litigation and stalled projects

Check every project on the Haryana RERA site. One Omaxe project in the sector is listed by 99acres under RERA number 363 of 2017. An October 2026 report on the regulator's public register says some towers of Princess Park (A, K, L, M and EWS) show a registration period that ended on 30 June 2024, and are listed as lapsed. That is a single report, so confirm it on the register yourself. The same report lists several lapsed registrations for other projects in Greater Faridabad.

I found no report of a large stalled-project problem specific to Sector 86. Still, ask for the occupancy certificate, completion certificate, society handover status and any pending authority orders. The BPTP Princess Park and Omaxe Heights pages are a starting point for project details.

Infrastructure underway or planned

  • Faridabad–Noida–Ghaziabad (FNG) Expressway: This 56 km six-lane road is still under construction. Reports give differing completion dates, from 2026 to 2027, and the earlier ones have slipped. One 2026 explainer says the direct Noida–Faridabad link depends on a Yamuna bridge that has not been built. Treat any date as uncertain.
  • DND–Faridabad–KMP Expressway (NH-148NA): Wikipedia's page lists it as existing from 23 August 2026. Confirm its status with NHAI before relying on it.
  • Metro: The Violet Line already runs to Raja Nahar Singh (Ballabhgarh). I could not verify any sanctioned metro line into Neharpar itself, so do not assume one.

Who it suits

Sector 86 may suit buyers who want a ready-to-move flat in a developed sector and who can live with a 3 to 5 km trip to the metro. Families will find several schools and hospitals within a few kilometres. Buyers who rely on piped water, steady power and sewer service should be more cautious and do extra checking.

Things to check before buying

  • Look at ready projects such as Amolik Residency and Adore Happy Homes Exclusive in person, not just online.
  • Verify RERA status, title, and occupancy and completion certificates.
  • Ask for recent maintenance, water and electricity bills from residents.
  • Visit after heavy rain to check waterlogging and sewage.
  • Test the commute to your workplace at peak hours.
