Sector 84, Neharpar (Greater Faridabad): a buyer's locality guide

Sector 84 is a residential sector in Neharpar, also called Greater Faridabad. This guide uses published sources where it can. Where I could not confirm something, it says so. Please check the details yourself before you commit money.

Where it is and how it is laid out

Neharpar is the newer part of Faridabad, Sectors 66 to 89, between the Agra Canal and the Yamuna. Sectors 66 to 74 are industrial. Sectors 75 to 89 are residential. Sector 84 sits among Sectors 83, 85 and 89, near Kheri Kalan village.

The Faridabad Master Plan 2031 summary says sector-dividing roads are the main grid. Inside a sector, the plan calls for 24 m and 12 m roads. The sector has a mix of apartments, builder floors and plotted housing.

On ADiHomes as of October 2026, Sector 84 has 6 live projects. Two are ready to move and four are under construction. The median asking price is ₹7,000 per sq ft, drawn from only 3 properties. Treat that as a rough guide, not a market rate. The projects include The Presidential World, BPTP Park Elite Premium, Arttech Maulshree Heights, Amolik Park View, Adore Legend and Puri Pratham. Connectivity

Roads

99acres lists Kheri Road and the Faridabad Bypass as the connecting roads for the area. It also says the sector links towards the DND-KMP Expressway. Wikipedia describes that expressway's DND-Faridabad-KMP section as partially completed. Check on the ground which links actually work for your daily route.

Metro and rail

I found no metro station inside Neharpar. The nearest working Delhi Metro line is the Violet Line. Wikipedia records it reaching Escorts Mujesar in September 2015 and Raja Nahar Singh (Ballabhgarh) in November 2018. Old Faridabad is the Violet Line station linked to Faridabad railway station.

99acres puts Faridabad railway station about 8 km from Sector 84. That station is on the Delhi-Mumbai main line. I could not verify the distance to any specific metro station, so measure it on a map. Expect a road or feeder-bus leg.

Airports

I could not verify drive times or distances to Delhi's IGI Airport or any other airport from Sector 84. Do not rely on a builder's claim. Test the route at your usual travel hour.

Schools, hospitals and shopping

Distances from Sector 84 itself were not available in the sources I found. The places below are in this part of Neharpar, mostly in neighbouring sectors. Measure each one from the project you are considering.

• Schools: Millennium World School (Sector 85), Delhi Public School and Aravali International School (Sector 81), Modern Delhi Public School (Sector 87), and Northland International School (Sector 88).
• Hospitals: Amrita Hospital in Sector 88 has about 2,600 beds and opened in August 2022. 99acres also lists Anjuli Nursing Home, Arsh Hospital and AIMS Faridabad near Sector 84.
• Shopping: Omaxe World Street is described as the area's largest shopping complex. Many daily needs are met by smaller sector markets.
• Work hubs: 99acres puts business parks about 10 to 13 km away. It puts the industrial areas in Sectors 20 and 32 about 7 to 10 km away.

Civic matters to check

Water and sewage

This is the main concern. Tribune reports over recent years describe many Greater Faridabad societies relying on borewells or private suppliers. They also describe poor water quality in some societies that do have connections. An FMDA engineer told the paper in April 2024 that 60 of about 90 societies had water connections, with about 40 operational. I could not find a current Sector 84 figure. Ask for the water connection letter, the water source, and a TDS reading.

Power

I found no reliable, current source on power supply or outages for this sector. Ask the builder or resident association about the sanctioned load, the meter type and recent outages.

Approvals, litigation and stalled projects

Check every project on the Haryana RERA register. A guide to HRERA notes that projects above a threshold must be registered. It also says 70 percent of buyer money must be kept in an escrow account. A recent report lists several Neharpar projects in Sectors 77, 80, 82 and 86 as having lapsed registrations. It also notes unresolved buyer grievances. That is not a finding about Sector 84, but it is a good reason to check each project's status, licence, and latest RERA orders.

Infrastructure underway or planned

• FNG Expressway: This is a 56 km corridor that Wikipedia lists as under construction. 99acres reports the Faridabad stretch as slated for 2027, but its article is more than a year old. A recent 2026 piece says there is no confirmed completion date and notes a history of delays. Treat the timing as uncertain.
• Metro extension: The Faridabad Master Plan 2031 summary proposes extending metro links along a 75 m road through Sectors 87, 88, 89, 84, 83 and 78. This is a plan. I found no confirmed funding or start date.

Who it suits

Sector 84 may suit buyers who want a newer, planned sector and who can accept that services are still maturing. It also suits people who drive or can use a feeder service to reach the metro. It is less suited to anyone who needs reliable piped water, or a metro within walking distance, from day one.

Things to check before buying

• RERA registration, licence number and validity dates, and any complaints.
• Possession date and delay history of the builder in other projects.
• Water source, sewage connection and the date of the occupation certificate.
• The actual drive to your workplace, school and metro at peak hours.
• Ready-to-move or under-construction status. Compare it with the ADiHomes split of 2 ready and 4 under construction.
