Sector 63 locality guide

Sector 63, Golf Course Extension Road: a buyer's guide

Sector 63 is a residential sector on Golf Course Extension Road (GCER), the main road linking Golf Course Road with Sohna Road in Gurugram. Several things below are still planned rather than built, and I say so where it matters. Prices are not discussed beyond ADiHomes data.

Where it is and how it is laid out

GCER is part of the Southern Peripheral Road (SPR) system. Sources describe it as a roughly six-kilometre stretch running between Ghata village near Sector 56 and Vatika Chowk on Sohna Road. It serves Sectors 58 to 67. Sector 63 is reported to sit among Sectors 60, 61, 62, 65 and 66.

Do not confuse Sector 63 with Sector 63A, which is next door and has its own set of new launches. Listings give different pin codes for this area (122001, 122011 and 122102 all appear), so confirm the postal address on any agreement.

On ADiHomes there are 3 live projects in Sector 63 as of October 2026: 2 under construction and 1 ready to move. The median asking price is ₹21,929 per sq ft, based on 3 properties, on ADiHomes as of October 2026. With so few listings, treat that figure as a rough guide only. The examples are Dhoot Time Residency, DLF The Arbour and Adani Samsara Ivana. You can see all of them on the new projects in Sector 63 page.

Connectivity

Roads

GCER connects Sohna Road to Golf Course Road and is the usual route towards Faridabad. The SPR starts at the Gurugram-Faridabad road near Sector 58. It meets Sohna Road at Badshahpur and reaches NH-48 near Sector 74A. Travel times from listing sites are rough, and peak-hour traffic can change them a lot.

Metro and rail

There is no metro station in Sector 63. The nearest is Sector 55-56, the southern end of the Rapid Metro, which connects to the Delhi Metro at Sikanderpur. One distance tool puts it about 3 km from a point on GCER. A local buyer guide says about 5 km, or 10 to 12 minutes by car, from Sector 63A. The distance from your tower will depend on where it sits on the road.

A Sector 56 to Pachgaon corridor has been proposed. Reports say the detailed project report is finalised at about 35 km, 28 stations and an estimated ₹10,428 crore. It has been submitted to the Haryana government. Construction starts only after approval and statutory clearances. A July 2026 independent check found no construction had begun and no operating date had been set.

One hotel guide puts Gurgaon railway station about 14 km north of GCER. Treat that as approximate.

Airport

One listing gives roughly 23 km from nearby Sector 62 to the airport. Another source suggests a 41-minute drive from Sector 57. Allow 30 to 45 minutes or more, depending on traffic.

Schools, hospitals and shopping

Distances below are approximate and are measured from the road or from nearby sectors, not from a specific Sector 63 tower.

  • Schools: Heritage Xperiential Learning School in Sector 62 is about 3 km from GCER. Pragyanam School in Sector 65 is about 2.4 km. Presidium, The HDFC School and Scottish High International School are in Sector 57. Lotus Valley International School is in Sector 50.
  • Hospitals: Park Hospital is about 3.8 km and Paras Hospitals about 4.8 km from Sector 62. Medanta on Sohna Road, Artemis in Sector 51 and Fortis in Sector 44 are usually described as a 20 to 30 minute drive.
  • Shopping: WorldMark Gurugram (Sector 65) is about 1.7 km from Sector 62. Raheja Mall is about 4.7 km away, and Airia Mall is in Sector 68.

Civic matters to check

Waterlogging and drainage

This is the best-documented concern. Reports from several monsoons name Golf Course Extension Road among Gurugram's repeat flooding spots. The Tribune reported that around 100 vulnerable points keep recurring despite roughly ₹500 crore spent since 2016. Visit in heavy rain, or ask residents of existing societies how the approach roads cope.

Water, power and approvals

I could not find a reliable, current public source on water supply or power reliability for Sector 63 itself, so I will not guess. Ask each developer in writing for the water source, the sewage and treatment arrangement, and the electricity connection and backup. Also ask what the sector's service lines depend on.

Check the project's registration on the Haryana RERA portal and match the registration number, promoter name, approved layout and possession date. One 2026 launch guide lists DLF The Arbour as registered with a March 2030 possession date. That is a secondary source, so verify it on the portal yourself.

Litigation and stalled projects

My searches found no reports of a stalled project or litigation specific to Sector 63. That does not prove there are none. Check HRERA complaints and orders, court records and the title documents for any project you shortlist.

Infrastructure underway or planned

  • Eight-lane widening of GCER (under way): The Tribune reported on 3 May 2026 that the tender was complete and the agency mobilised. Work was to start the following week. The plan includes drainage on both sides, footpaths, LED streetlights and a green belt. I found no confirmed completion date, and construction will disrupt traffic meanwhile.
  • Flyovers or underpasses at major junctions (undecided): The Gurugram Metropolitan Development Authority (GMDA) has weighed a flyover (about ₹578 crore) against an underpass (about ₹658 crore) along the stretch. I could not confirm a final decision, so do not count on it.
  • Sector 56 to Pachgaon metro (planned): This is at report and approval stage, as described above. The metro now under construction in Gurugram does not run along GCER.

Who it suits and what to check before buying

Sector 63 may suit buyers who want a newer, planned-sector setting close to Golf Course Road and who can accept car-dependent travel for now. It is less suited to anyone who needs a metro station within walking distance today. Compare options on the flats for sale in Sector 63 page.

  • Confirm the RERA registration, possession date and approved plans.
  • Price what is built and delivered. Do not pay extra for a metro line that is only proposed.
  • Test the commute at peak hours, and visit after heavy rain.
  • Ask about water, power and sewage in writing.
  • For a project under construction, check progress on site against RERA filings.
  • For a ready-to-move home, ask for the occupancy certificate and the maintenance records.
