Sector 102, Dwarka Expressway: property prices, projects and homes

Sector 102 is in Gurugram, Haryana, on the Dwarka Expressway. Wikipedia's route description says the elevated Haryana stretch from the Delhi border towards Basai passes through Sectors 102 to 113, with service roads running beneath it. Listing data places the sector next to Sectors 99 and 103. A GMDA road plan reported by The Tribune also refers to a 102A sub-area, with master roads dividing 102/102A and 102A/103.

The housing is a mix of high-rise apartments, builder floors and plots, according to 99acres. PIN code listings disagree (122006, 122505 and 122018 all appear), so use the address on the sale documents rather than a portal.

The Dwarka Expressway is the main link. 99acres records that the Delhi section, including the IGI Airport tunnel link, was inaugurated on 17 August 2025. A June 2026 real estate blog said GMDA's parallel service lanes were over 70% complete, with a September opening targeted. I could not confirm that they have opened, so check on the ground.

99acres also flags two local problems: the road linking Sectors 102/102A to the expressway is in poor condition, and stretches of Basai Road waterlog in rain.

There is no metro station in the sector. Square Yards says the expressway metro corridor is still under construction. NoBroker lists Dwarka Sector 21 (Blue Line) as the nearest station, about 14 km away. One consultancy says a Blue Line extension towards Kherki Daula is slated for 2026–27. I found no official source for that, so treat it as unconfirmed.

By rail, 99acres puts Basai Dhankot station at about 3.7 km and Gurgaon station at about 6.3 km. Other portals give different figures.

Airport and business hubs

Portals put IGI Airport anywhere from about 15 km (Square Yards) to 22 km (99acres), depending on route. Square Yards gives roughly 24 km to Cyber City. Test the drive at your own commute hour.

स्कूल: Listings name Gurugram Global Heights School, Imperial Heritage School, Delhi Public School and Prime Scholars International School. Square Yards lists Prime International School about 1.4 km away and a government school about 2.1 km away.

अस्पताल: 99acres lists Shri Multispeciality Hospital (about 4 km), ESIC Hospital Gurugram (about 4.5 km) and Shree Krishna Hospital (about 5.5 km). Healing Touch Hospital is named in several listings. A developer site names Columbia Asia, Fortis and Max for larger needs, without distances.

Shopping and open space: Square Yards lists Hartron Tower and Ocus Medley about 1 km away. 99acres puts Basai Wetland at about 3 km and Sultanpur National Park at about 12 km.

All these distances come from portals and are approximate.

• Water: An older Tribune report said that in newer Gurugram sectors, builders often supply groundwater or tankers while GMDA lines are laid. It expected Sectors 95–115 to get supply in a later phase. That report is undated in my results and I found no current confirmation for Sector 102. Ask each society for its water source and any tanker dependence.
• Power: I found no sourced, current update. Ask for the sanctioned load and backup arrangements in writing.
• मंजूरियां: Check the project's registration and complaint history on the HRERA Gurugram website. For ready-to-move homes, ask for the occupation certificate.
• Litigation: A 2018 Hindustan Times report said land litigation had delayed the expressway and holdups in sewer and water lines. I found no current report of a stalled project in Sector 102. A search finding nothing is not a clearance, so check court and HRERA records yourself.
• Healthcare delay: The Tribune reports that residents wrote on 17 October to a Haryana minister about the Shri Maa Sheetla Mata Devi Medical College and Hospital in Sector 102A. The 883-bed hospital is still not operational.

• Dwarka Expressway extension to Mayapuri Ring Road: This was proposed in a DIAL master plan reported in May 2026. It is a proposal only, and approvals and funding are still being discussed.
• Basai village to IFFCO Chowk road upgrade: A May 2026 report said it was awaiting final approval from the High-Powered Works Committee.
• Service lanes: Targeted for September 2026 by one blog (see above). I have not confirmed completion.
• Metro: Unconfirmed, as noted above.
• Others: 99acres lists a planned cricket stadium at Babupur and an ISBT at Sector 36A, with no dates given.

Who it suits, and what to check before buying

The sector may suit buyers who drive, or who travel to Delhi's Dwarka area or the airport. It may also suit those who can accept a developing area. Portals report limited public transport and uneven internal roads. If you rely on the metro, a short commute or finished surroundings, wait for confirmed dates.

Before you commit:

• Visit at peak hours and in the rain.
• Verify RERA registration, the occupation certificate for ready homes, and the title.
• Ask about water and power in writing.
