The roughly 19 km Gurugram stretch of the Dwarka Expressway was inaugurated in March 2024 and carries live traffic. Local access is through roads such as Dhanwapur Road and Daulatabad Main Road. Portal figures put the Delhi border at about 13 km and Cyber City at about 14 km. These are approximate, and drive times depend heavily on traffic.

Portals list the nearest operating stations as IFFCO Chowk (9.6 km on one portal, 11.1 km on another), MG Road (about 10.7 km), HUDA City Centre (about 11.2 km) and Sikanderpur (about 12.2 km). The sources disagree, so measure the route from the project you are considering.

For rail, Gurugram station is about 3 km away. Basai Dhankot is about 4.5 km and Palam Vihar about 6 km.

A metro line along the expressway is described by portals as proposed. One portal mentions a planned station near Sector 101. I could not find an official sanction or opening date, so do not count on it.

A developer-linked site claims DPS is 800 m from one project. That distance is project-specific and comes from a marketing source, so check it yourself.

अस्पताल: Listed options include RK Hospital (about 2.6 km), Chirag Hospital (2.8 km), ESIC Hospital Gurugram (2.9 km) and Sneh Hospital (3 km). Larger hospitals such as Medanta and Signature are said to be 6 to 8 km away. Some resident reviews on the same portal complain about a lack of nearby hospitals.

खरीदारी: Ansal Townwalk and Zara Arcadia are listed as office-and-retail hubs in the sector. Conscient One and Esplanade malls are listed at about 5 km. Resident reviews on the same portal also flag traffic jams, parking problems and weak street lighting.

Water: Reporting from around April 2026 says the Gurugram Metropolitan Development Authority (GMDA) was laying a drinking water pipeline under the expressway near Sector 36A. NHAI raised safety concerns about the method, and GMDA said the work was about 99% done and the road was safe. That site is not in Sector 104, but it shows bulk water works along the corridor are still in progress. An older Tribune report said sectors in the 95 to 115 range relied on groundwater and tankers while pipelines were pending. I could not confirm the current position, so ask each society whether it has a regular municipal connection or depends on borewells and tankers.

Power: I found no reliable source on supply quality or sanctioned load. Ask the developer for the electricity connection status and backup arrangements.

मंजूरियां: Check each project's registration on the Haryana RERA Gurugram portal. Aggregators list registration numbers for some Sector 104 projects, but do not rely on them. Also ask for the licence, approved plans and, for ready homes, the occupation certificate.

Litigation and stalled projects: Tribune reports say Mahira Builders' affordable housing projects included a Sector 104 site, and that RERA revoked registration of five of its Gurugram projects. I could not verify what has happened on that site since. More generally, land litigation delayed the expressway corridor for years. Gurugram authorities have also begun recovering RERA penalties from 71 builders, which shows that delay disputes are common in the city.

• Delhi section: Sources conflict. One profile says the Prime Minister inaugurated the Delhi stretch on 17 August 2025, while another says the roughly 10 km Delhi section was still under construction in 2026. Check the latest NHAI notice before assuming a smooth run into Delhi.
• Extension proposal: A Delhi airport master plan drafted in late May 2026 proposes extending the expressway to Mayapuri Ring Road. This is only a proposal, and timelines are not fixed.
• Elevated corridor: A real-estate blog reports that work on an AIIMS to Mahipalpur to Gurugram elevated corridor is expected to begin in December 2026. I could not confirm this from an official source.

• Visit at peak hours to test the traffic and the exit onto the expressway.
• Ask about water source, power backup and sewer connection.
• Confirm the status of service roads and any metro plans from official sources.
• Compare ready and under-construction options. Ask how the asking price compares with the ADiHomes median of ₹14,785 per sq ft.
