Where Sector 99 is and how it is laid out

Sector 99 is a residential sector on the Dwarka Expressway corridor in western Gurugram, often grouped under New Gurugram. Listing sites place it next to Sector 99A, Sector 100 and Sector 102, with Dhankot village nearby. The expressway has a road bridge over the Delhi–Rewari rail line at Sectors 99 and 37D. The Badshahpur storm drain, one of the city's main drains, also passes through the area.

The Dwarka Expressway is the main road link. The 19 km Haryana stretch was inaugurated in March 2024, and the Delhi section opened on 17 August 2025. Local roads named by property sites include Basai Road and Garhi Road. Pataudi Road and Hero Honda Road are also listed as access routes.

There is no metro station in the sector today. One listing site notes that Dwarka Expressway sectors including 99 have no metro link. I could not verify the nearest working metro station or its distance, so check this on a map.

The planned Gurugram Metro loop is 28.5 km with 27 stations. It includes a 1.85 km spur from Basai Village to Sector 101 on the expressway. Completion dates vary by source. One site says civil work on Phase 1 should finish by late 2026, with trial runs in early 2027. Another says mid-2027. I found no official date, so treat these as unconfirmed.

For rail, listing sites name Basai Dhankot and Garhi Harsaru stations. Garhi Harsaru and Gurgaon stations are described as roughly 5–8 km away.

Listing sites put Indira Gandhi International Airport at about 25 km, or 45–60 minutes by road. One resident review claims about 11 km. Measure it yourself, and test it at your usual travel hour.

The distances below are approximate and come from listing portals, so verify them before relying on them.

• स्कूल: Suncity School (about 1.2 km) and SCR World School. Imperial Heritage School and DPS Sector 102 are roughly 6–9 minutes' drive away. Euro International School is listed at very different distances on different sites.
• अस्पताल: The Signature Hospital (about 1.4 km), Shri Multispeciality Hospital (about 4 km), ESIC Hospital (about 5.7 km) and Kamla Hospital (about 5.8 km). Large hospitals such as Medanta are further away, at about 10 km by one listing.
• खरीदारी: Ocus Medley (about 0.4 km), Hartron Tower (about 1.8 km) and The Esplanade (within about 5 km). Omaxe Celebration Mall is also listed as nearby.

Sewage: The Gurugram Metropolitan Development Authority (GMDA) approved a tender for a master sewer network across Sectors 99–115. It covers about 20.82 km of pipeline and a new sewage plant in Sector 107, and was reported as a ₹39 crore, 24-month project. The article is from some time ago, and I could not confirm that work is finished. Ask each society how it connects to the sewer.

Water: I found no authoritative current report on water supply for Sector 99. One resident review says there is no shortage, but that is one person's account. Ask the society about its water source and any tanker use.

Power: I could not verify anything about power supply in the sector. Ask about the connection load and backup arrangements.

Local issues: A property portal reports that residents of Sectors 99–102 complained of illegal dumping, construction debris and garbage burning. It also reports that residents want working streetlights on a 1 km stretch between Pareena Laxmi and Garhi village. Gurugram has also seen waterlogging after heavy rain, and the Badshahpur drain runs through this area. Visit during a monsoon spell if you can.

Approvals and litigation: I found no verified reports of litigation or stalled projects specific to Sector 99. That is not a clean bill of health. Check each project's registration on the Haryana RERA portal and its licence and occupation or completion certificate. Search court records for the developer and the land.

• Service roads: GMDA said on 5 June 2026 that the 7.5 m service roads along the expressway were 70% complete. They were due to finish by September 2026 at a cost of ₹99 crore. Some land was still to be acquired, and I could not confirm they have opened.
• Metro spur: Basai to Sector 101 is part of the sanctioned Gurugram Metro project, with timelines unconfirmed as above.
• Sewer network and treatment plant: Sectors 99–115, as above.
• Road upgrade: A ₹52 crore plan for a 9 km stretch from Basai village to IFFCO Chowk was awaiting final approval in May 2026.
• Expressway extension: In May 2026, a proposal emerged to extend the expressway to Mayapuri Ring Road. It is only a proposal, and approvals and timelines are not fixed.

Sector 99 may suit buyers who want a ready-to-move flat on the expressway and can live without a metro for now. It may also suit those who work in Dwarka, the airport area or Gurugram and drive. Buyers who rely on public transport should wait for firm metro dates.

• Compare asking prices with the ADiHomes median of ₹10,650 per sq ft. Ask for the all-in cost, including maintenance and parking.
• Confirm RERA registration, the licence and the occupation certificate.
• Visit at peak hours and after rain to test traffic and drainage.
• Ask about water, sewer connection, power backup and the maintenance body.
• Check the actual walking and driving time to the school, hospital and market you will use.
