Sector 106 is a residential sector in Gurugram, Haryana, on the Dwarka Expressway. Most of what follows comes from public reports and third-party listings. Where a fact was old, thin or disputed, the text says so. Please confirm anything that matters to you before you pay a booking amount.

Sector 106 sits in the Dwarka Expressway belt, often called New Gurugram. Its PIN code is 122006, according to NoBroker and Square Yards. Wikipedia's description of the expressway lists Sector 106 among the sectors the elevated Gurugram stretch passes through, between Sectors 102 and 113.

Listings name Sectors 103, 105 and 109 as neighbours. A GMDA road plan reported by The Tribune mentions master roads dividing Sector 106 from 109 and from 103. Those roads were slated for rebuilding with drainage and footpaths. That report is undated, so check what has actually been done on the ground.

The sector is mostly apartment complexes, with new projects still arriving. On ADiHomes as of October 2026 there are 5 live projects. Of these, 3 are under construction, 1 is ready to move and 1 is a new launch. The median asking price is ₹18,518 per sq ft, from 4 properties. The Dwarka Expressway (NH 248-BB) runs about 27.6 km from Shiv Murti in Mahipalpur, Delhi, to the Kherki Daula toll plaza on NH 48, per Wikipedia. The Haryana stretch was inaugurated in March 2024. Reports put the opening of the Delhi section, with the airport tunnel, at 17 August 2025.

Local roads named in listings include Daulatabad Main Road and the link towards Hero Honda Chowk. These are third-party descriptions, not official ones.

There is no metro station in the sector. A listing on Moneytree Realty gives these approximate drive times, which are not distances:

• Dwarka Sector 21 metro: about 19 minutes.
• Yashobhoomi Dwarka Sector 25 (Airport Express line): about 14 minutes.
• Gurugram railway station: about 14 minutes.

Traffic will change these figures. Test the drive at your own commute time.

Delhi's IGI Airport is the nearest. Sources disagree on the journey. One listing says about 10 km and 20 to 25 minutes, while a developer blog says 25 to 30 minutes to the airport and Cyber City. Expect a range and check it yourself.

Most schools and hospitals are in neighbouring sectors, not inside Sector 106. Moneytree's listing gives these drive times:

• Royal Oak International School: about 6 minutes.
• Euro International School: about 20 minutes.
• Chirag Hospital: about 10 minutes.
• Rion's Hospital: about 12 minutes.

Square Yards names Park Hospital, Manipal Hospital Dwarka and Columbia Asia among facilities residents use. NoBroker lists Conscient One Mall as a landmark in the sector, and Gautam Medicare Hospital and Rajiv Gandhi High School nearby.

The Sheetla Mata Medical College and Hospital in Sector 102 was described by GMDA as under construction when the road plan was reported. I could not confirm whether it is now open, so check before counting on it.

Water. Gurugram has a citywide groundwater problem. The Punjab and Haryana High Court has called the situation grim, according to coverage in early October 2026. One summary says proposals were made on 4 October 2026 for a borewell ban and a freeze on new construction without assured surface water. That summary comes from a study-aid site, so read the court record or a major newspaper before relying on it. Ask each project where its water comes from, whether it has a sewage treatment plant, and what happens in summer.

Drainage and waterlogging. The corridor has had waterlogging. GMDA said in June 2026 that a 16.5 km drain had been built along the expressway. It also planned drains for Sectors 112 to 115, with a target of May 2026. Sector 106 is not named in these, and I could not verify completion.

Power. I found no reliable sector-specific data. Ask for the sanctioned load, the grid connection status and the backup arrangement.

Approvals and litigation. I found no reported litigation or stalled project specific to Sector 106. That is not proof there is none. Search each project's registration on the Haryana RERA site, and check approvals, the occupation certificate for ready homes, and any court cases against the developer.

• Service roads: GMDA officials said on 5 June 2026 that the 7.5 m service roads on both sides were 70 per cent done, with a September 2026 target and some land still to acquire (Swarajya). I could not confirm completion as of today.
• Metro spur: Haryana's cabinet approved the report for an 8.4 km Palam Vihar to Dwarka Sector 21 link on 19 October 2022. It has seven stations, and one is proposed at Sector 110-A. I found no official source confirming construction or an opening date. Some property blogs claim a 2026-27 Blue Line extension, but I could not verify that.
• Gurugram Metro: The approved HUDA City Centre to Cyber Hub line includes a 1.85 km spur from Basai to the Dwarka Expressway. The plan was for completion within four years of sanction (The Tribune). Check the current status.
• Expressway extension: In May 2026 a proposal emerged to extend the expressway to Mayapuri Ring Road. It is a proposal only, with no firm timeline. A ₹52 crore GMDA plan for a Basai to IFFCO Chowk road was awaiting approval.

Sector 106 may suit buyers who want a newer apartment sector near the expressway and are happy to drive to metro stations for now. It is less suited to anyone who needs a metro station within walking distance or an established neighbourhood today.

• Visit at peak hours and during or after rain.

• Do not rely on any promise of price rises or a metro opening date unless it is official.
