Where Sector 105 is and how it is laid out

Sector 105 is in New Gurugram, Haryana, on the Dwarka Expressway. Sector 105 में नए प्रोजेक्ट sit on the expressway's Gurugram stretch. That stretch is an elevated road with four lanes in each direction and service roads beneath. It passes through Sectors 102 to 113, and Sector 105 is one of them.

Property portals describe the sector as lying next to older, built-up colonies such as New Palam Vihar Phase 1 and Laxman Vihar. They say supply is a mix of apartments, builder floors, independent houses and plots, with 2 and 3 BHK homes the most common. These are portal descriptions, not an official land-use plan. Check the sector plan with HSVP (Haryana Shahri Vikas Pradhikaran) before relying on them.

The Gurugram section of the Dwarka Expressway was inaugurated in March 2024. Reports at the time said the Gurugram section was about 99 per cent complete. The Delhi-side stretch of roughly 10 km was still under construction as of a September 2026 report. A buyer should therefore expect smooth travel on the Gurugram section but possible slowdowns near the Delhi end at peak hours.

The expressway ends near the Kherki Daula toll plaza on NH-48. One portal puts NH-48 at 15 to 20 minutes' drive from Sector 105. That is a portal estimate, so test the drive yourself at your usual commute hour.

There is no metro station on the expressway yet. Gurugram Metro Rail Limited (GMRL) is building a 28.5 km elevated line with 27 stations. It includes a 1.85 km spur from Basai village to a planned Sector 101 station on the Dwarka Expressway. That would be the closest planned metro point to Sector 105. I could not find an official walking or driving distance from Sector 105 to Sector 101, so check this on a map.

Gurugram railway station is close to Sector 105. Portals give figures from under 1 km to a 15-minute drive, so treat the distance as unconfirmed. I could not verify a distance to the nearest operating Delhi Metro station.

Indira Gandhi International Airport is listed at about 18 km via the expressway on 99acres. Resident reviews suggest 15 to 25 minutes, depending on traffic.

The sourced distances for Sector 105 itself are thin. 99acres lists GEMS International and Royal Oak International schools at roughly 2 to 4 km. It lists Columbia Asia and The Signature Advanced hospitals at roughly 6 to 8 km.

For the neighbouring Sector 104, a property portal lists Lord Krishna Convent School at about 0.5 km and Gurugram Global Heights School at about 2.5 km. It lists Delhi Public School in Sector 103 at about 4.5 km. For healthcare it lists Shree Krishna Hospital at about 1.3 km and Aryan Hospital at about 2.5 km. Another portal puts Medanta at about 10 km from Sector 104. Sector 105 distances will differ, so measure from the exact project.

I could not verify named malls or markets for Sector 105. Reviews on 99acres mention day-to-day shops and markets in the older colonies nearby, but that is resident opinion. Visit on a weekday evening and see what is within walking distance.

Water and sewage

Water supply along the Dwarka Expressway has been uneven. The Tribune reported that many societies on the corridor relied on tankers for years, and that a pipeline serving a Sector 102 society was damaged in a dispute with tanker suppliers (undated in the result I saw). Ask any society you consider whether it has a GMDA water connection, what the booster arrangements are, and whether tankers are still used.

Resident reviews of older Sector 105 colonies mention sewer overflow and waterlogging. These are individual opinions, but they are worth checking on site in the monsoon. Gurugram-wide drainage problems are also well documented. GMDA's approved drainage work on the expressway names Sectors 112 to 115, with a target of around May 2026. I could not confirm that it is finished, and it does not cover Sector 105.

I found no reliable, sector-specific information on power cuts. Ask residents and the society's maintenance office about outages and backup arrangements.

I found no report of a stalled project or court case specific to Sector 105. That is not proof there are none. Land disputes held up the expressway for years, and a 2018 Hindustan Times report said they also delayed sewer and water lines for homebuyers. Before buying, verify each project's registration on the Haryana RERA site, its licence, and its occupation certificate if it is ready to move. Also search court records for the builder and the land.

• Gurugram Metro (GMRL): one report says overall physical progress was about 11 per cent as of July 2026, with the Millennium City Centre to Sector 9 section targeted for August 2028. • Service roads: a June 2026 portal report said they were over 70 per cent complete and aimed to open in September. I could not confirm that they have opened.
• Expressway extension: in May 2026 the Delhi airport operator proposed extending the expressway to Mayapuri Ring Road. This is a proposal only, and approvals and funding are not final.
• Basai to IFFCO Chowk road upgrade: reported in May 2026 as awaiting final approval from the High-Powered Works Committee.

It may also suit those who prefer a locality with established colonies next door over a bare, newly planned sector. It is less suitable for anyone who needs a metro station within walking distance today.

• Compare ready-to-move and under-construction options on flats for sale in Sector 105.
• Confirm RERA registration, approved plans and the occupation certificate for the specific project.
• Ask about water source, sewer connection and drainage, and visit during rain.
• Drive the route to work at peak hours, including the Daultabad and Delhi-end bottlenecks that residents mention.
• Treat metro and service-road dates as uncertain, and do not pay a premium for them.
