Sector 112, Dwarka Expressway: property prices, projects and homes

Sector 112 is a residential sector in New Gurgaon, on the Delhi border end of the Dwarka Expressway. This guide covers the layout, transport, daily needs and the civic questions to settle before you buy. Where sources conflict or timelines keep moving, it says so.

Sector 112 sits in New Gurgaon along the Dwarka Expressway, close to the Delhi border. The elevated main carriageway of the expressway passes through Sectors 102 to 113. Nearby areas include Sector 110A, Sector 113 and New Palam Vihar Phase 2.

The state urban development body HSVP acquired over 800 acres in and around Bajghera village for new sectors, and this plan covers Sectors 112 to 115. So the area is a mix of newer gated societies and older village settlements. Pin codes along the expressway are 122006 and 122017, depending on the sector, so use the address in your documents rather than relying on one code.

On ADiHomes, as of October 2026, there are 6 live projects here. The median asking price is ₹11,125 per sq ft, taken from 4 properties. By status, 1 is under construction and 5 are ready to move. The roughly 19 km Haryana stretch of the expressway was inaugurated in March 2024 and carries live traffic. Reports on the Delhi side differ. One recent guide says about 10 km on the Delhi side is still under construction. Another describes the expressway as fully operational. Drive the route at peak hours before you decide.

GMDA said on 5 June that service roads on both sides were 70 per cent complete, with a September target. Officials also said some locations still need land acquired. I could not confirm that they are finished as of today.

Metro, rail and airport

There is no metro station inside the sector. One portal lists Dwarka Sector 21 as the nearest station, about 4.8 km away. One listing site says bus routes 539, 790A2 and 886 serve a Bajghera stop about 0.4 km away. Confirm current routes locally.

Portals estimate Gurgaon railway station at about 5 km and Delhi airport at about 16.2 km. Another puts the railway station at about 6 km. Treat these as rough road distances.

The distances below are portal estimates, not measurements I made.

• स्कूल: Chiranjiv Bharati School is about 3.2 km away, Swiss Cottage School about 4.5 km and NorthCap University about 6.1 km. Listings also place DPSG Palam Vihar and Royal Oak International within 5 km.
• अस्पताल: Kalyan Hospital is about 2.8 km away and Metro Hospital and Heart Institute about 3.2 km. Park Hospital and Manipal Hospital in Palam Vihar are listed at 3 to 5 km.
• खरीदारी: The Emporium mall is listed at about 2 km, and Ansal Plaza and the Sector 23 market at 5 to 6 km.

One locality write-up notes a lack of large shopping complexes and tertiary hospitals inside the sector. Expect to travel for big-ticket needs.

Water, drainage and power

Water is a city-wide pressure point. One report says Gurugram supplied 570 MLD in a summer when demand touched 700 MLD. A new 20.5 km master water line from the Basai plant was approved. It is meant for expressway-side sectors, but the sectors it names do not include 112. Ask the society how it gets water, whether it has its own sewage treatment, and what the tanker bills look like in summer.

Waterlogging is a known issue. GMDA tendered box-type stormwater drains for Sectors 112 to 115. One listing site says GMDA has announced drainage and road upgrade plans for Bajghera Road to deal with recurring monsoon waterlogging. I could not verify that the drains are complete. Visit after heavy rain if you can.

I found no source on grid reliability specific to Sector 112. Ask existing residents about outages and the society's backup arrangements.

Approvals, delays and litigation

Check each project's registration on the Haryana RERA portal. Buyers are advised to verify handover status through the HARERA portal using the RERA number. I found no reported litigation or stalled project specific to Sector 112. The wider corridor has a history of delays. An older report said the expressway ran five to six years behind schedule because of land litigation. More recently, HRERA ordered compensation for delayed possession at Expressway Towers in Sector 109.

Residents' associations have asked the government to finish stalled 24-metre internal sector roads near the expressway, which have been held up by land acquisition gaps. Ask which internal roads serve your tower.

• Service roads: The Rs 99 crore project covers 27 km of two-lane roads on both sides. It began in March 2024 and was slated for completion by September. Final status is unconfirmed.
• Metro: The official plan for the Gurugram Metro corridor includes a 1.85 km spur from Basai village to the Dwarka Expressway. That spur starts at Basai, so do not assume a station at Sector 112. One listing site notes that timelines on Gurugram metro projects have historically slipped. Dates quoted by private sites vary, and I found no confirmed opening date.
• Airport-side traffic: In late May 2026 a master plan drafted by Delhi airport's operator, DIAL, proposed extending the expressway to Mayapuri Ring Road. This is a proposal only.
• Elevated corridor: An AIIMS–Mahipalpur–Gurugram elevated corridor is reported to start work in December 2026. Treat this as unconfirmed until an official notice appears.

• Verify RERA registration and the stated possession date. For an under-construction home, check the progress filings.
• Check that the project's access road is complete and works in the monsoon.
• Ask about water source, sewage treatment, power backup and maintenance charges.
• Test your real commute at your usual hours, and note the Dwarka Sector 21 metro distance.
• Compare homes using the new projects in Sector 112 list and individual pages such as Zara Rossa.
