Where Sector 99A is and how it is laid out

Sector 99A is a residential sector in western Gurugram, often called New Gurugram. It uses PIN code 122505 and sits close to Sectors 99, 37D and 88B, plus the villages of Gopalpur and Garhi Harsaru, according to NoBroker's locality page.

The Dwarka Expressway (NH 248-BB) is the main road for the area. It is about 27.6 km long and runs from Shiv Murti in Mahipalpur, next to Delhi's airport, to the Kherki Daula toll plaza on NH 48.

The sector is mixed. Property portals describe plotted DDJAY colonies, independent floors and high-rise apartment complexes. On ADiHomes as of October 2026, there are 5 live projects here. The median asking price is ₹9,851 per sq ft, based on 3 properties. By status, 1 project is under construction and 4 are ready to move.

Besides the expressway, the road network includes Pataudi Road (NH 352W). The expressway crosses the Delhi–Rewari rail line on a road bridge at Sectors 99 and 37D. Square Yards lists Pareena Coban Residences at roughly 1.3 km from the expressway and 3.5 km from Pataudi Road. Other projects will differ.

Access from inside the sector needs a check. Amar Ujala reported on 4 June 2026 that a two-lane road linking the expressway to Sectors 99 and 99A was expected to be built. A resident review on 99acres calls the current link road poorly maintained. I could not find a confirmed start or completion date for the new road.

There is no metro station in Sector 99A. The nearest working stations are in Delhi's Dwarka: Yashobhoomi Dwarka Sector 25 and Dwarka Sector 21 (where the Blue Line meets the Airport Express). I could not verify road distances from the sector, so check travel times on a map app.

99acres lists Basai Dhankot and Garhi Harsaru Junction as nearby railway stations. It puts Gurugram railway station at about 8 km.

99acres gives roughly 25 km to Delhi's IGI Airport via the expressway. Treat that as a portal estimate. Peak-hour times can be much longer than the distance suggests.

Schools, hospitals and shopping nearby

These distances come from portal listings and are approximate.

• स्कूल: Excellere World School is in the sector. DPS is about 5 km away. For neighbouring Sector 99, 99acres lists Euro International School and Imperial Heritage School at 2 to 3 km.
• अस्पताल: 99acres lists Shri Balaji Hospital and Trauma Center (3.1 km), Kamla Hospital (3.8 km) and ESIC Hospital (4.8 km). It puts Signature Advanced Superspeciality and Yashroop hospitals at about 5 km.
• खरीदारी: Ocus Medley is about 2 km away and The Esplanade Mall about 8 km.

Civic matters buyers should check

Water. Gurugram's water problem is mostly about uneven supply, not total volume. A Tribune report quoting GMDA said the city has enough water overall but distribution is the challenge. Another Tribune report, from an earlier year, described around 200 societies along the Dwarka Expressway paying for tankers or protection money. I found no current, sector-specific data for 99A. Ask the society's residents' association about tanker use and the source of supply.

Power. I could not find reliable public information on outages or load for Sector 99A. Ask residents about outages and what the society's power backup covers.

Approvals. Check each project's registration on the Haryana RERA website. For example, portals list Pareena Coban Residences under RERA number GGM/419/151/2020/35. Portals disagree on its possession dates, which range from June 2022 to March 2024. That is a reason to read the RERA record yourself. Also ask for the occupation certificate if you are buying a completed flat.

Litigation and stalled projects. I found no verified reports of court cases or stalled projects specific to Sector 99A. That does not mean there are none. Search HRERA complaints and court records under the developer's name before you pay anything.

In neighbouring Sector 99, Square Yards carried a headline about a contractor fined over a drain project delay and residents asking for streetlights. It shows that basic civic work in this belt is still catching up.

• Gurugram Metro: The 28.5 km, 27-station line from Millennium City Centre towards Cyber City includes a 1.85 km spur to Sector 101 on the Dwarka Expressway. The foundation stone was laid on 5 September 2025, according to Daily Jagran. Square Yards reports piling and pillar work under way in early 2026 and a 2027 target for the wider loop. It says the spur's opening date is uncertain. Reports differ on the spur's length (1.2 km in a Hindustan Times item). The Sector 101 station is on the expressway but is not in 99A, so check the road distance.
• Delhi Metro extensions: Gurugram's MP has urged extending the Airport Express and Blue Line to the expressway. A May 2026 article says this is only a proposal, with funding and approvals still being discussed.
• Expressway: 99acres reports that the Delhi section opened on 17 August 2025.

Sector 99A may suit buyers who want a newer, still-developing part of Gurugram. It also suits those who can manage without a metro station for now and who have confirmed their commute by road. Ready-to-move flats suit those who want to see what they are buying. The sector is also still filling up with plotted and high-rise projects, so expect construction nearby.

• Visit at peak hours and test the route to the expressway and your workplace.
• Verify RERA registration, approvals and the occupation certificate.
