Where Sector 36A is and how it is laid out

Sector 36A is in Gurugram, Haryana, on the Dwarka Expressway belt. The Dwello portal lists it under Dwarka Expressway, Gurugram North, with PIN code 122004. A developer press release for a project here gives 122006, so check the postal code on your paperwork.

I could not find an official sector plan online, so I can't describe plot-by-plot layout. What the listings show is a sector of large group-housing projects. One of them sits inside a 65-acre Krisumi township. Property portals count roughly eight residential projects here, though counts differ by portal. The roughly 19 km Gurugram stretch of the Dwarka Expressway was inaugurated in March 2024 and carries traffic. The Delhi-side stretch of about 10 km was still under construction as of 2026, and service-road work was not fully complete, according to a September 2026 broker guide. That guide is not an official source. Check current progress with NHAI or GMDA.

• There is no operational metro station in the sector. One project page lists Millennium City Centre, the Yellow Line terminus, at about 15.6 km by road.
• Gurugram's own metro is a planned 28.5 km loop with 27 stations. It includes a 1.85 km spur from Basai to Sector 101 on the Dwarka Expressway. A local developer blog says the planned Sector 37 and Basai stations are close to Sector 36A. I could not confirm a station opening date.
• Gurgaon railway station is about 13 km away, according to 99acres.

99acres puts IGI Airport at nearly 25 km via NH-48. Another portal says about 30 km. Treat both as rough figures, because the real time depends on the route and the traffic near Mahipalpur.

Schools, hospitals and shopping nearby

These distances come from property portals and are approximate. Check them on a map app before you rely on them.

• स्कूल: 99acres lists Gurgaon World School, a Delhi Public School and Euro International within about 5 km. Another listing puts N.S.P. School at about 3.4 km.
• अस्पताल: Genesis Hospital is about 2.4 km away and S.R.S. Hospital and Critical Care Unit about 3.1 km. Aarvy Healthcare is also listed nearby. Big names such as Medanta are further out. One broker site says 5–10 km, and another says about 10 km for Sector 36 as a whole.
• खरीदारी: Kherki Daula Market and Entertainland Mall are listed at 4–6 km. Other portal data shows Vatika Town Square at about 3 km and Esplanade Mall at about 4.5 km.

Civic matters buyers should check

Water and drainage. I found no sector-specific water supply data for 36A. A Tribune report, which is older and not about 36A, said many newer Gurugram sectors depended on groundwater and tankers. Ask the builder where the water comes from and who maintains it. Gurugram's municipal corporation promised in late 2025 to fix sewer and waterlogging black spots, including Basai, by April 2026. I could not confirm that this was completed.

Power. I could not verify sector-level power supply or outage records. Ask the builder about the sanctioned load, the grid connection and the backup arrangements.

Approvals. Check each project's Haryana RERA registration and its possession date on the RERA website. Portals list Krisumi Waterside Residences as registered in April 2024 and Max Estate 360 under registration 860/592/2024/87. Check DTCP licences, building plan approvals and fire and environmental clearances too. Portal data on one Krisumi project conflicts on possession, with one article saying December 2026 and another December 2028. The RERA record is the authority.

Litigation and stalled projects. My searches found no reports of litigation or stalled projects in Sector 36A. That is not proof there are none. Search the eCourts portal and the HRERA complaints list for the builder and the land parcel.

• Expressway service lanes: A June 2026 report said the lanes alongside the Dwarka Expressway were about 70% complete and due to open in September. I found no confirmation that they have opened.
• Expressway extension: In May 2026 the airport operator DIAL proposed extending the expressway to Mayapuri Ring Road. This is a proposal only, and funding and approvals were still under discussion.
• Gurugram Metro loop: It is estimated at Rs 5,452.72 crore. Construction of the first phase is reported to be under way. I found no dated opening for the Basai spur.
• Sector 56 to Panchgaon metro: This is a proposed 36 km line with 28 stations, estimated at over Rs 10,428 crore. It has an interchange planned near the Kherki Daula cloverleaf. A report from this month says the detailed project report is still being finalised, so it is not approved.

Who it suits and things to check before buying

The sector may suit buyers who want a Dwarka Expressway address and can accept construction around them for some years. It also suits people who commute by car to Gurugram, Delhi or the airport. Anyone who needs a metro station within walking distance should wait or look elsewhere, because none is open nearby.

• Visit at peak hours and during rain to test traffic and drainage.
• Match the RERA possession date and the escrow details to your builder-buyer agreement.
• Ask whether the ready-to-move unit has an occupation certificate.
• Ask how water, sewage treatment and power are provided.
• Check the current circle rate, which Haryana revised from 1 April 2026, with a registrar or a lawyer.
