Where Sector 81 is and how it is laid out

Sector 81 is a residential sector in New Gurgaon, the newer belt of Gurugram in Haryana. Property portals name Sectors 82, 83 and 84 as its neighbours. One local broker blog places it between NH-48 and the Dwarka Expressway. 99acres says the expressway is within about 5 km.

The sector is mostly gated, high-rise housing with some commercial clusters. Some listings also mention builder floors and villas. On ADiHomes as of October 2026, there are 8 live projects in Sector 81. The median asking price is ₹12,350 per sq ft, taken from only 5 properties, so treat it as a rough guide. Connectivity

Roads

The sector is reached from NH-48, the Delhi–Jaipur highway. The Dwarka Expressway links NH-48 near Kherki Daula to Delhi's Dwarka and the airport. Reports in 2026 describe it as fully open, and one analysis says it opened in January 2024. The Southern Peripheral Road is also usually listed as nearby. Actual drive times depend on traffic, so test your own commute at peak hours.

Metro and rail

There is no metro station in the sector. A broker blog names Huda City Centre as the nearest operating Gurugram station, but I could not verify the distance. Across the border in Delhi, Yashobhoomi Dwarka Sector 25 has been open on the Airport Express Line since 17 September 2023. I also could not verify its distance from Sector 81.

99acres lists Gurgaon railway station at about 17 km. Plan on using a car, cab or feeder transport for now.

Airport

Indira Gandhi International Airport is roughly 31–32 km away by road, according to two portals. Treat the figure as approximate.

Schools, hospitals and shopping

The distances below come from portal listings, not official surveys. Please check them on a map.

• Schools: 99acres lists DAV Public School, MatriKiran and RL International about 3 km away. BigEstate also names RPS International.
• Hospitals: BigEstate puts Miracles Apollo Cradle in Sector 82 at about 0.8 km and Aarvy Healthcare at about 2.8 km. It also lists Silver Streak Multi Speciality Hospital in New Gurgaon.
• Shopping: BigEstate lists Town Square 2 at about 1.3 km and Vatika Town Square at about 2.2 km. 99acres mentions Sapphire 83 within 5 km.

Civic matters to check

Water and drainage

Older Tribune reporting says residents of Sectors 81 to 95 relied heavily on groundwater and tankers because regular municipal supply was missing. That article is undated in the search result, so check what the situation is now. A recent consultancy note says the Dwarka Expressway sectors, including 81 to 95, are newer but their drains are still catching up. The same note says shortages are mostly a peak-summer problem, and that a society's own tanks and backup matter. Ask residents about summer supply and visit after rain.

Power

I found no reliable public data on power supply for Sector 81. Ask each society for its sanctioned load, outage history and backup arrangements.

Approvals, litigation and stalled projects

Check that any project is registered with Haryana RERA. Business Standard's buyer checklist on a stalled Gurugram case makes the same point.

I found no report of a stalled project inside Sector 81 itself, but this is not proof that none exists. Nearby examples:

• Ansal Hub-83 is a commercial project in neighbouring Sector 83. Business Standard reported that the Enforcement Directorate attached about ₹82 crore of assets and that buyers had received no possession after nearly 15 years.
• Raheja Revanta in Sector 78 is in insolvency. On 8 October 2026 the resolution professional published a revised call for bids, with plans due 14 December.
• The Tribune reports that Gurugram's administration is moving to freeze the accounts of 71 builders over unpaid RERA penalties. The total is reported at several hundred crore rupees, and the exact figure differs between reports.

Infrastructure underway or planned

• Gurugram Metro (Millennium City Centre to Cyber City): It is described as a 28.5 km elevated line with 27 stations. It includes a 1.85 km spur from Basai Village to the Dwarka Expressway. Sources describe the project as sanctioned and started. I could not verify a completion date. I also did not find Sector 81 on any station list.
• Dwarka to Gurugram metro link: A Sunday Guardian report from about June 2026 says DMRC drafted a plan to link Yashobhoomi with Rajiv Chowk. The Union Housing Ministry asked for technical changes. A broker article calls a Blue Line extension 'confirmed' for 2026–27. Another says metro links deeper into Gurugram were still at the planning stage in June 2026. Treat both as unconfirmed.
• Inter-state bus terminal: Wikipedia describes one as planned where NH-48 meets the Dwarka Expressway. I found no status or dates.

Who it suits and what to check

Sector 81 may suit end users who want a ready home and drive to work in Gurugram or Delhi. It is less suited to anyone who needs a metro station within walking distance today. Ready-to-move homes also let you inspect the finished building, which you cannot do with the 2 under-construction projects.

Before buying, check:

• RERA registration, the possession date and the occupation certificate for the specific project.
• Water source, sewage treatment and drainage. Visit in summer and after rain.
• Power backup and any recent complaints from residents' groups.
• Travel time at your own commute hours.
