Sector 89A at a glance

Sector 89A is a residential pocket on the western edge of Gurugram, in the area usually called New Gurgaon. It sits in the western periphery of the city, close to the emerging micro-markets of New Gurgaon. The sector is still filling up, so check what is built, and what is only planned, on the day you visit.

Where it is and how it is laid out

The sector lies near Sectors 88A, 88B and 89. It sits along Pataudi Road (NH 352W). The newer alignment of NH 352W meets the Dwarka Expressway between Sectors 88A and 88B. One portal puts the expressway about 3 km from the sector (99acres). Treat that as approximate, because the distance depends on the project.

Portals list different pincodes for 89A (122505 and 122011 both appear). Confirm the correct one from the project's registered address.

Residents' reviews say the internal roads still need to be completed (SquareYards). Projects here currently include Vatika Seven Elements, ATS Marigold, Arttech The Story House and Adani Aangan.

Connectivity

Roads

Pataudi Road and the Dwarka Expressway are the main links. The expressway starts at NH-48 near Mahipalpur, next to Delhi's IGI Airport, and ends near the Kherki Daula toll plaza. Residents also report problems: potholes between Garhi Mor and the expressway, and limited public transport.

Rail and metro

Garhi Harsaru railway station is about 2.2 km away. For Sector 89 generally, Gurgaon railway station is about 12 km away.

There is no metro station in the sector. One source says the Dwarka Expressway sectors, including 89, have no metro connectivity at present. An older 99acres listing puts the nearest station about 15 km away. I could not confirm the current nearest station, so check it yourself.

Airport

The Dwarka Expressway is the usual route to IGI Airport (SquareYards). I could not verify a distance or drive time. Try the drive at peak hour before you decide.

Schools, hospitals and shopping

Distances below come from portals and vary by project, so treat them as approximate.

• Schools: RPS International School is listed at about 1.3 km, Saraswati Model School at about 0.6 km and BM Public School at about 2.6 km. St Paul's School in Sector 88 is about 0.8 km from that sector. DPS Sector 84 is a short drive away.
• Hospitals: Aarvy Healthcare in Sector 90 is listed at about 1.9 km. Shri Balaji Hospital and Trauma Center is about 4.1 km away. Large multi-speciality hospitals are further out. Medeor and Park are named as nearby-area options.
• Shopping: Sapphire 90 Mall covers most day-to-day shopping. Vatika Town Square and DLF City Centre Mall are also listed for the Sector 88 area.

Civic matters to check

Water and drainage

Water supply in new Gurugram sectors depends on GMDA pipelines. Areas at the far end of the pipeline are hit first. Shortages happen mostly in peak summer, and a society's own tanks and borewell backup make a big difference. Reviewers of Sector 89 mention waterlogging and sewage disposal problems. Visit after heavy rain and talk to residents.

Work on a sewer line on the Sector 86-89 dividing road was reported as nearly complete. I could not find the date of that report, so confirm the current status with GMDA or the builder.

Power

I found no reliable, current source on power supply for this sector. Ask each society about its sanctioned load, DG backup and the maintenance charge for backup. Check that backup covers the water pumps, not only the lifts.

Approvals and litigation

Check the project's HRERA Gurugram registration, licence, approved plans and, for ready homes, the occupation certificate.

One long-delayed project is in Sector 89 itself. Greenopolis was launched in 2012 on 47 acres. The Delhi High Court has appointed a monitoring committee, and the Supreme Court has restored insolvency proceedings against Three C Shelters. The report does not say whether the site falls in 89 or 89A, and it is not one of the projects listed on ADiHomes. It shows why a developer's track record and legal status matter.

Infrastructure underway or planned

• Gurugram Metro (GMRL): Phase 1 runs about 15.3 km from Millennium City Centre to Sector 9, is under construction, and is targeted for 2028. About 30% of Phase 1 civil work was reported complete as of 13 October 2026. Phase 2 civil works are estimated at ₹1,662 crore, with 30 months allowed from contract award.
• Dwarka Expressway spur: The sanctioned plan includes a 1.85 km spur from Basai village to the Dwarka Expressway. Whether it opens on the same schedule as the main line is uncertain. It would not put a station in Sector 89A itself. I could not verify how far the planned Sector 101 station is from 89A.
• Dwarka Expressway extension: A May 2026 airport master-plan draft proposed extending it to Delhi's Mayapuri Ring Road. It is only a proposal. Funding and approvals are still under discussion.
• Local road link: A road joining Sectors 88 and 89 was reported as recently cleared for construction. The report is undated, so check progress on site.

Who it suits and what to check before buying

The sector may suit buyers who work along the Dwarka Expressway or toward Manesar and IMT, and who can manage without a metro for a few years. It is a poor fit if you need a short, public-transport commute today.

• Compare the two ready-to-move and two under-construction options on ADiHomes. Possession risk differs between them.
• Verify HRERA registration, delivery dates and any pending complaints or court cases.
• Visit at peak hours and after rain to test traffic, road condition and drainage.
• Ask about water source, STP, power backup and maintenance charges.
• Do not rely on future metro or road plans when budgeting. Their dates can slip.
