Sector 84 locality guide

Where Sector 84 is and how it is laid out

Sector 84 is a residential sector in New Gurgaon, the belt of sectors along the Dwarka Expressway. New projects in Sector 84 sit alongside older, completed societies. One locality portal describes the sector as lying between the Delhi-Jaipur Highway (NH-48) and the Dwarka Expressway. Another places it near IMT Manesar and the KMP Expressway. Portals disagree on its PIN code (122004, 122012 and 122505 all appear), so don't rely on one when filling in forms.

Most of the sector is group housing and builder floors. Several neighbouring villages and sectors, including Sector 83, Sector 85 and Sector 89, share its roads and services.

What ADiHomes shows

On ADiHomes as of October 2026, there are 6 live projects in Sector 84. The median asking price is ₹10,937 per sq ft, taken from 6 properties. By status, 1 is a new launch, 4 are ready to move and 1 is under construction. Projects include SS Linden, Spaze Privy AT4, SS The Coralwood and Lamose Gratitude 84. You can also browse all flats for sale in Sector 84.

Connectivity

Roads and expressways

The Gurugram section of the Dwarka Expressway, about 19 km, was inaugurated on 11 March 2024. The Delhi portion, about 10.1 km, was inaugurated on 17 August 2025. Parallel service lanes are a separate matter. A June 2026 property blog said they were about 70% done and targeted for September. I could not confirm whether they have opened, so check on site.

NH-48 is the other main route, towards Delhi, central Gurugram and Manesar.

Metro and rail

There is no metro station inside Sector 84. The existing Rapid Metro runs in Old Gurgaon, and its Sector 55-56 station is the end of that line. I could not find a verified road distance from Sector 84 to any station. One broker blog gives roughly 22 km to HUDA City Centre and roughly 16 km to Gurgaon railway station. Treat these as rough and check them on a map.

Airport

The same broker blog gives about 30 km to Delhi's IGI Airport. A different portal says about 25 minutes by road. Both are approximate, and the time depends heavily on traffic.

Schools, hospitals and shopping

Distances below come from property portals and are approximate. Please check them yourself.

  • Schools: Delhi Public School and EuroKids Preschool are listed in Sector 84. The Heritage Pride Modern School is listed at about 1.0 km and Matrikiran High School at about 1.2 km.
  • Hospitals: Genesis Hospital is listed at about 0.4 km and SRS Hospital at about 1.2 km. Shri Balaji Hospital and Trauma Center is also named as nearby. These are smaller hospitals, so check where the nearest large multi-speciality hospital is for emergencies.
  • Shopping: Portals name Vatika Town Square, DLF City Centre Mall and Raheja Square, plus neighbourhood stores. I found no reliable distances for these.

Civic matters to check

Water and power

Water is the main issue in the newer sectors. Older Tribune reporting said residents of Gurugram's new sectors relied on groundwater and tankers, with developers arranging supply. GMDA is the main supplier. In private colonies, the developer is responsible for running and maintaining water supply. A GMDA notice for a planned 36-hour shutdown at the Chandu Budhera plant listed sectors 81 to 115 among those affected. Ask each society about its water source, tanker use and sewage treatment.

For power, I found only anecdotal resident reviews that mention occasional cuts. Ask residents about outages and backup arrangements.

Approvals and RERA

Check each project on the Haryana RERA portal. A third-party listing shows RERA numbers for SS Linden floors and for Gratitude 84. Confirm these on the official site before relying on them. Also check the licence, the building plan approval, and the occupation certificate for ready homes.

Litigation and stalled projects

I found no litigation specific to the projects listed above. Next door in Sector 83, the Enforcement Directorate attached about ₹82 crore of assets linked to the stalled Ansal Hub-83 commercial project, according to a Business Standard report from early 2026. Separately, Gurugram's administration has moved to recover about ₹486 crore in unpaid RERA dues from builders. This shows that winning a RERA order does not guarantee quick payment.

Infrastructure underway or planned

  • Gurugram Metro (Millennium City Centre to Cyber City): the Union Cabinet approved a 28.5 km line with 27 stations and a 1.85 km spur from Basai village to the Dwarka Expressway. The foundation stone was laid in September 2025, and the plan allows four years. The spur starts at Basai, not Sector 84, so don't assume a station nearby.
  • Transport hub: a developer page calls an integrated metro and inter-state bus terminal hub "proposed", about 2.5 km from one Sector 84 project. Treat this as a plan only.
  • Delhi-side links: a May 2026 airport master plan proposed extending the Dwarka Expressway towards Mayapuri. A realty blog says an AIIMS-Mahipalpur-Gurugram elevated corridor is expected to start work in December 2026. Neither is confirmed.

Who it suits and what to check

Sector 84 suits buyers who drive or use cabs and want a newer, less congested sector near NH-48 and the Dwarka Expressway. Ready-to-move options exist, and so do under-construction ones. It is less suited to anyone who needs a metro station within walking distance today.

  • Verify RERA registration, possession dates and the occupation certificate.
  • Ask about water supply, power backup and maintenance charges.
  • Drive the route to your workplace at peak hours.
  • Confirm distances to schools and hospitals yourself.
  • Treat metro and hub plans as timelines that can slip.
