Sector 88B locality guide

Sector 88B is part of New Gurgaon, the residential belt along the Dwarka Expressway. This guide covers the location, access, nearby services, civic checks and what is being built. Where sources disagree or plans are still changing, it says so. On ADiHomes as of October 2026, there are 5 live projects here, with a median asking price of ₹13,602 per sq ft from 5 properties. Three are ready to move and two are under construction.

Where Sector 88B is and how it is laid out

New Gurgaon's main clusters run along the Dwarka Expressway, and the Pataudi Road also runs through the area. A highway notification shows the new alignment of NH-352W (Gurgaon-Pataudi Road) meeting the Dwarka Expressway between Sectors 88A and 88B. That places 88B right beside a major junction.

I could not find an official sector plan showing plot grids, road widths or green belts for 88B, so check the approved zoning plan before you buy. The state town planning department has proposed acquiring about 1,150 acres for 24-metre internal roads across Sectors 58 to 115, to fix missing links. That is a proposal, not a finished project.

Projects here include Trinity Sky Palazzo, Zak Ivory Arches, Vatika Xpressions, Vatika Seven Seasons and Assotech Breeze. You can browse them together under flats for sale in Sector 88B.

Connectivity

Roads

The Dwarka Expressway runs from Shiv Murti near Delhi airport to the Kherki Daula toll plaza on NH-48. Its Delhi section opened in August 2025, and some portals describe the full route as operational. One portal puts Sector 88 about 2 km from the expressway; check the exact distance for your project.

Service roads along the expressway are still being built. The Gurugram Metropolitan Development Authority (GMDA) said in early June 2026 that the work was 70% done and targeted September completion. Some land still had to be acquired. I could not confirm whether it has finished, so ask on site.

Metro and rail

There is no metro in the Dwarka Expressway residential belt today. The existing Yellow Line and Rapid Metro serve old Gurgaon, well away from 88B. I could not verify station-to-sector distances.

For rail, one portal lists Garhi Harsaru and Gurgaon railway stations at roughly 5 to 10 km. That figure is for Sector 88 generally.

Airport

Portals put Indira Gandhi International Airport at about 29 to 30 km via the Dwarka Expressway. Actual drive times depend on traffic.

Schools, hospitals and shopping

Distances below come from property portals and are approximate. Portals disagree with each other, so measure from your chosen project on a map.

  • Schools: St Paul's School (about 1.7 km), Suncity School and MDS Public School (about 1.8 km each), and Deepalaya School Gusbethi (about 2.2 km).
  • Hospitals: The Signature Hospital (about 1.8 km), Shri Balaji Hospital and Trauma Center (about 3 km) and Miracles Apollo Cradle in Sector 82 (about 3 km).
  • Shopping: Vatika Town Square-INXT and Entertainland Mall are listed at around 3.5 to 3.7 km by one portal. Another puts Entertainland and The Esplanade at about 9 km, and Kherki Daula market at about 4 km.

For major offices, one portal lists DLF CyberHub and Udyog Vihar at about 20 km.

Civic matters buyers should check

Water. Gurugram's water supply has struggled to keep up with demand. A Tribune report said peak summer demand reached about 700 million litres a day against 570 supplied by GMDA, and that a new 100 MLD treatment unit missed several deadlines. On 15 October 2026 the Tribune reported that the municipal corporation plans to shut 94 tubewells by January where canal supply is adequate. It also cited a 2024 assessment putting groundwater extraction in Gurugram Urban at 326.52% of recharge. Older reporting says some new sectors relied on groundwater and tankers. Ask the developer and the residents' association what the supply source is, and what it costs.

Power. I found no reliable public source on outages or load in Sector 88B. Ask about sanctioned load, backup and per-unit charges.

Approvals. Check each project's RERA registration, licence and occupation certificate status on official portals. Do not rely on brochures.

Litigation. A 2025 NCLT Chandigarh matter involves buyers in Vatika's RERA-registered plotted project 'Aspiration' in Sector 88B. They said they had paid in full but received no possession or conveyance deeds, because NOCs were allegedly not issued by a debenture trustee. This is a different project from those listed on ADiHomes, and I could not confirm its current status. It shows why title and charge checks matter. Separately, I found no source listing stalled projects specific to 88B.

Infrastructure underway or planned

  • Gurugram Metro (GMRL): A 28.5 km elevated line between Millennium City Centre and Cyber City, with 27 stations. It includes a 1.85 km spur from Basai village to Sector 101 on the Dwarka Expressway. One source lists Phase 1 as under construction and Phase 2 as in tendering (2026). The spur ends at Sector 101, not at 88B.
  • Sector 56 to Pachgaon metro: A 35 km corridor with 28 elevated stations. Its detailed project report is finalised at an estimated ₹10,428 crore, but I found no confirmed approval or start date. Station lists differ between sources, so do not assume a stop near 88B.
  • Expressway extension: A May 2026 airport master plan proposed extending the Dwarka Expressway to Mayapuri Ring Road. It is a proposal, and funding and approvals were still under discussion.
  • Basai to IFFCO Chowk: GMDA has prepared a plan of about ₹52 crore for a nine-km stretch. I found no confirmed completion date.

Who it suits and what to check before buying

Sector 88B may suit buyers who want a newer, planned-sector setting with expressway access and who can accept that services are still maturing. It is less suited to anyone who needs a metro station nearby today.

  • Verify RERA registration, licence and possession dates, and compare them with actual construction.
  • Ask for written details on water source, power backup and maintenance charges.
  • Visit at peak hours and during monsoon to see traffic and waterlogging.
  • Check for any court, NCLT or RERA cases against the developer and the land.
  • Use the listings as a starting point and verify details independently.
