Sector 91, New Gurgaon: property prices, projects and homes

Sector 91 sits in the part of Gurugram usually called New Gurgaon. It is mainly residential and still filling in. This guide covers what we could verify as of 18 October 2026. Where a fact was thin, dated or contested, we say so. Check the details below before you commit.

Where it is and how it is laid out

Sector 91 lies off Pataudi Road and IMT Road, in the pin code 122505. Portal listings place it next to Sectors 86, 87, 90, 92 and 93, and close to the Manesar industrial belt. One portal puts IMT Manesar about 4 km away.

The sector mixes group-housing towers, low-rise floors and plotted colonies. DLF Garden City's plotted colony spans Sectors 91 and 92. Some projects sit on former village land (Mewka, for example), so the surroundings are partly built and partly open. Visit in person to see how far a given project is from finished roads and shops.

Connectivity

Roads

Pataudi Road and IMT Road serve the sector directly. NH-48 and the Kundli-Manesar-Palwal (KMP) Expressway are the main regional links. The Dwarka Expressway is open end to end. A portal listing puts it roughly 5 km from Sector 91, which is a rough road-distance figure. Commute times vary a lot with traffic and tolls, so test your own route at your own hours.

Metro and rail

There is no metro station in Sector 91. We could not confirm a nearest working station or its distance, so do not rely on a metro commute. One portal lists Garhi Harsaru Junction as the nearby railway station, but gives no distance.

Reviewers on 99acres say getting around without your own vehicle is hard. Treat that as opinion, not measurement.

Airport

Indira Gandhi International Airport is about 33-34 km away by portal estimates. A builder-linked page quotes about 30 km to Terminal 3. Allow for real traffic on the day you travel.

Schools, hospitals and shopping

The distances below come from portal listings, often straight-line, and some listings are old. Confirm them on a map app.

• Schools: Rao Bharat Singh International School is under 1 km away on some listings. St Xavier's High School is about 3 km away and Heritage Pride Modern School about 3 km. RPS International and MatriKiran are also named for the wider area.
• Hospitals: Silver Streak Multi Speciality Hospital is around 1.2 km away. Miracles Apollo Cradle in Sector 82 is about 3.4 km and Medeor Hospital about 4 km. Medanta is roughly 12 km away in a straight line.
• Shopping: Town Square 2 is about 4 km away. Sapphire 92 is often named as a nearby mall. Reviewers describe entertainment options as limited.

Civic matters buyers should check

Water. Sectors 81 to 115 draw on the Chandu Budhera treatment plant. In April 2025 a planned 30-hour shutdown covered the whole of Sectors 81-115 while GMDA connected a new 100 MLD unit. Summer shortages are reported across Gurugram. A June 2026 Newslaundry report lists Sector 95 among areas with weak supply, but its extract does not name Sector 91. Ask each society about its own tanks, borewells and tanker spend. A portal listing says Mahendra Shantima uses both corporation water and a borewell.

Power. The utility is DHBVN. Summer power cuts can stop water pumps, and outages during heavy rain have been reported in other Gurugram sectors. Ask about generator backup and what it costs per unit.

Approvals. Check each project's registration on the Haryana RERA (HRERA) Gurugram site, along with its licence and occupation certificate. Portals show Mahendra Shantima and Maceo as RERA registered, but verify this at the source. Portals also give different completion dates for Mahendra Shantima (late 2018 or late 2019), so ask for the occupation certificate. The scheme began as an affordable-housing project under a Haryana policy. Ask whether any resale or transfer conditions apply. Some portals list Maceo under a different developer name, so confirm who the developer is.

Litigation and stalled projects. We found no sourced report of litigation or a stalled project specific to Sector 91, but that is not a clean bill of health. Search HRERA complaints and court records for the developer and the project. Older reporting on Gurugram's new sectors describes long-running complaints about basic services, so ask residents' associations what has improved.

Infrastructure underway or planned

• Dwarka Expressway: operational. Service roads along Sectors 81-115 were approved by the state in March 2024 (one source). They were not expected to open before 2026. We could not confirm current status, so check with GMDA or NHAI.
• Gurugram metro (GMRL): a 28.5 km loop with a short spur to Sector 101 on the Dwarka Expressway. Phase 1 is under construction and Phase 2 is at tender stage, according to 2026 portal summaries. One estimate is commercial running in late 2027 or early 2028. That is not an official date. Sector 91 is not on the route.
• Manesar metro: a Sector 56 to Panchgaon line has been proposed, but no approval was found. Do not price it in.
• Inter-state bus terminal: described as planned near the NH-48 and Dwarka Expressway intersection. We found no confirmed date.

Who it suits and what to check

Sector 91 may suit buyers who work in Manesar or IMT, or who want to be near the Dwarka Expressway and NH-48. It also suits people ready to wait for the area to fill in. It may not suit anyone who needs a metro commute soon.

Before buying:

• Visit at peak hours and after rain, and check the approach road.
• Verify RERA registration, the occupation certificate and the title.
• Ask about water source, power backup and maintenance dues.
