Sector 92, New Gurgaon: property prices, projects and homes

Sector 92 is a residential sector in New Gurgaon, the western belt of Gurugram. This guide covers what is verifiable about its layout, access, nearby facilities and risks. Where a source was thin or dated, we say so.

Where it is and how it is laid out

Sector 92 (PIN 122505) sits in the New Gurgaon cluster of Sectors 76 to 95, which lies along the Dwarka Expressway corridor. One property portal describes it as bordered by Sector 95 to the north, Sector 91 to the south, Sector 93 to the east and Dhorka village to the west.

Wikipedia's overview of New Gurgaon describes Sectors 90 to 92 as mainly affordable and mid-segment housing. The sector is largely gated apartment complexes. One local property site notes that residents depend on neighbouring sectors for malls, schools and medical services.

Connectivity

Roads and expressways

Local access runs through Pataudi Road, IMT Road and the Sector 91 road. The Dwarka Expressway starts at Shiv Murti in Mahipalpur on NH-48 and ends near the Kherki Daula toll plaza. Property portals put it about 4 to 6 km from the sector.

The same portals disagree on NH-48, with one giving about 9 km. IMT Manesar is quoted at 6 to 7 km. Treat all of these as approximate and check them on a map.

Metro and rail

We could not verify a metro station in or next to Sector 92. The existing Rapid Metro Gurgaon is a 12.85 km light-metro line. It ends at Sector 55-56, in the older, central part of the city, and we found no sourced road distance from Sector 92.

A portal lists Garhi Harsaru railway station as the rail link, but gives no distance. A Manesar-direction metro line is reported as planned (see below).

Airport

Indira Gandhi International Airport is roughly 32 km away by one portal's estimate. Another portal says about 45 minutes by road. Actual time depends heavily on traffic.

Schools, hospitals and shopping nearby

Distances below come from property portals and are approximate.

• Schools: Discovery Montessori (about 0.7 km), Royal Public Senior Secondary School (about 1.1 km), Pranavananda International School (about 5 minutes), Kidzee Sector 93 (about 6 minutes) and RPS International School (about 9 minutes).
• Hospitals: Aarvy Healthcare (about 2.7 km), Ayushman Hospital (about 8 minutes), Shri Kailash Hospital (about 10 minutes), Sun Life Hospital and Trauma Centre (about 11 minutes), Medicure Hospital (about 14 minutes) and Miracles Apollo Cradle in Sector 82 (about 4 km). One resident review says specialist doctors are mostly in Vatika, 20 to 30 minutes away.
• Shopping: Vatika Town Square (about 5 km), Raheja Square, Sapphire 92 and daily-needs stores such as Day Today Mart.

Civic matters buyers should check

Water, power and sewage

An older Tribune report on New Gurgaon said residents of the newer sectors relied on groundwater and tankers, with the authority promising supply in phases. Sectors 81 to 95 were named for the second phase. We could not confirm the current position for Sector 92.

Resident reviews on 99acres mention regular power cuts and patchy water supply. These are individual opinions, not official data. Ask the society's resident association about tanker use, borewell dependence and power backup.

A Tribune report on sewage listed an open dump near Gurugram University in Sector 91, close to Sector 92. It is undated in our source, so check current conditions on a site visit.

Approvals

Check the project's registration on the Haryana RERA portal (haryanarera.gov.in) and ask for the licence and, for ready homes, the occupation certificate. A 2020 Supreme Court ruling allows buyers of delayed projects to approach a consumer forum as well as RERA.

Litigation and stalled projects

SARE Homes in Sector 92 has a homebuyers' petition describing an insolvency case. It says the project was stalled and that buyers were awaiting tribunal approval of a resolution applicant. The petition is several years old and we could not find the current status. Check the case position directly if you consider any project with insolvency history.

Infrastructure underway or planned

• Dwarka Expressway: one project profile lists it as completed. A 2025 update said service roads were unlikely before 2026. We could not confirm their current status.
• Gurugram metro to Manesar: a property news site reported in February 2026 a 28.5 km line with 27 stations, targeted for 2027. It also reported a spur to Sector 101. We could not confirm this against an official source, and the spur does not reach Sector 92. Check HMRTC before relying on it.
• Inter-state bus terminal: Wikipedia says it is planned at the NH-8 and Dwarka Expressway junction. No date was given.
• New housing supply: a third-party blog reports a joint development agreement dated 1 April 2026 for about 17 acres in Sector 92. It says RERA registration had not been filed. This is unconfirmed.

Who it suits and things to check before buying

It may suit buyers who want a mid-segment apartment, work in IMT Manesar or along the expressway, and are comfortable with a sector that is still filling in. It is less suited to anyone who needs a metro station within easy reach today.

• Compare ready and under-construction options, such as Sare Crescent Parc, ROF Amaltas, Bestech Park View Sanskruti and Signature Global City 92.
• Verify RERA registration, licence, occupation certificate and any court cases.
• Visit at peak hours to test traffic, water pressure and power backup.
• Time the real commute to your workplace and your children's school.
• Ask about the water source and sewage connection.
