Sector 78, New Gurgaon: a locality guide for home buyers

Sector 78 sits in the New Gurgaon belt, on the Manesar side of Gurugram. Several details below come from portals that disagree with each other. I have flagged those, and where I could not confirm something I say so. Check anything that matters to your decision against official records.

Where it is and how it is laid out

One local profile places Sector 78 between Sector 77 and Shikohpur to the east, 82A to the north, Sector 80 to the west and Sector 79 to the south. It describes the area as still developing, with a few completed projects. Raheja Revanta's listed address is on Naurangpur Road, near Jhankar School.

Portals do not agree on the PIN code: 122004, 122012 and 122101 all appear. Use the address on the registry or builder documents, not a portal.

On ADiHomes as of October 2026, there are 4 live projects here. Of the properties with a listed price, the median asking price is ₹12,700 per sq ft from 3 properties. Connectivity

Roads

• Portals describe access via NH-48, the Southern Peripheral Road (SPR), Naurangpur Road and the Dwarka Expressway.
• The Dwarka Expressway (NH-248BB) is about 29 km long and runs from Dwarka to Kherki Daula. 99acres reports that its phases 3 and 4 were inaugurated in August 2025.
• One broker blog quotes about 10 minutes by car to NH-48 and about 15 minutes to Dwarka. Treat these as typical-traffic claims, not measured times.

Metro and rail

I found no operating metro station in Sector 78. One portal lists HUDA City Centre on the Yellow Line at about 15 km. It also mentions a proposed Sector 82 metro at about 3 km, but I could not confirm approval, route or dates.

For trains, 99acres gives Garhi Harsaru Junction at about 12 km. Another portal gives Gurugram railway station at about 13 km.

Airport

Distance to Indira Gandhi International Airport is reported as about 29 km (99acres), about 30 km (BigEstate) and about 35 km (Hexahome). One portal says 13 km, which looks out of line with the rest. Test the drive yourself at the hours you would travel.

Schools, hospitals and shopping

• Schools: Jhankar Senior Secondary School (CBSE, nursery to Class 12) is listed under 1 km away. The Moksh International School is about 1.6 km away. Deepika Senior Secondary School in IMT Manesar is about 3 km away. DPS Sector 84 is about 14 minutes by road according to one portal.
• Hospitals: Miracles Apollo Cradle/Spectra in Sector 82 is listed at about 2.8 km. Medeor Hospital, Manesar is about 3.7 km away. Met Hospital also appears in nearby-hospital lists.
• Shopping: Vatika Town Square (INXT) is listed at roughly 1.1 to 1.8 km, depending on the source. Entertainland Mall is about 2.3 km away. Airia Mall is about 23 minutes away.

These figures are portal estimates and mix road distance with straight-line distance. Check the actual route before relying on them.

Civic matters to check

Water

Water is a known weak spot across New Gurgaon. An older Tribune report said sectors 68 to 80 were last in line for regulated supply because of land acquisition problems. It also described developers filling the gap with groundwater and tankers. A later Tribune report said about 200 societies along the Dwarka Expressway had faced tanker-supplier pressure. GMDA has also planned a large new pipeline along the expressway, but I could not confirm that it serves Sector 78. Ask each society how it gets water today and what it costs.

Power

I found no reliable sector-specific information on power. Ask for the electricity connection status, who supplies it, and what backup the society provides.

Approvals, litigation and stalled projects

• Haryana RERA lists Raheja Revanta in Sector 78 under Raheja Developers. Portals quote different RERA numbers for it, so confirm the number on the HRERA website.
• Possession dates also differ between portals for the same project. Rely on the RERA record and the builder's written timeline.
• I found no verified reports of court cases or stalled projects specific to Sector 78. That is not the same as there being none. Search HRERA complaints and court records by project and promoter name before paying a booking amount.

Infrastructure underway or planned

• Master road between Sectors 78 and 79/79A: a Tribune report on GMDA coordination said this road was under construction and that structures in its path were to be cleared. The report's year was not visible to me, so check current progress on site.
• Sewage treatment plant: Tribune reported approval to transfer land for a 40 MLD plant in Sector 78 near Naurangpur. I could not confirm a construction start or completion date.
• Dwarka Expressway extras: one 2025 property blog expected some service roads to open only in 2026. I could not confirm whether they are complete.
• Inter-state bus terminal: Wikipedia lists one as planned near NH-8 and the Dwarka Expressway. No timeline was available.

Who it suits, and what to check before buying

Sector 78 may suit buyers who want a home in an area still being built out, are comfortable driving for most daily needs, and can wait for infrastructure to mature. It may be a poor fit if you depend on a metro station nearby or a settled neighbourhood.

• Visit at peak hours to test road access, noise and water pressure.

• Verify the RERA registration, approved plans, occupation certificate and title for the specific tower or unit.
• Ask the society for its water source, power backup and maintenance dues.
